Adults must be responsible and must confirm to respect fully the property House Rules and Maltese Law before we will confirm their booking.
Must also have a good understanding of the English language and reply quickly to all our messages and communication to avoid any problems.
Children must supervised at all times.
For safety reasons, Infants/Babies under 3 years old are not allowed in the property.
When making bookings, Guests are asked not to leave more than 1 day gaps from the calendar as this may result in the cancellation of the booking. This is because 2-3 day gaps in the calendar are impossible to rent out.
The property is located in a Residential Area. Therefore throughout your stay, between 23.00 hrs and 07.00 hrs Tenant/s shall observe Maltese Law at all times. This includes that between the said hours no music shall be played in or upon any part of the Premises. Nor shall any loud talking, shouting, singing, dancing (whether inside the property or outside areas) or the use of the pool be permitted which would create a nuisance to the neighbours. Any talking should be kept to a bare minimum and very softly to avoid disturbing the neighbours when they want to sleep. No parties of any nature are allowed on the premises. Neither are drugs, people getting drunk and any other immoral activity or other situations which go against Maltese Law or disturb the peace and quiet of the neighbours. TO NOTE: This does not mean that you cannot go out and have a great time and party till the morning if you want. We only expect you to observe the above House Rules when you are on the premises since the property is located in a Residential Area.
No glass is allowed outside and around the pool area. Guests must use the plastic ones provided to avoid accidents or injuries.
No furniture or anything from inside the property is allowed outside the pool area.
The double beds sleep 2 people (sharing). If any Guest/s do not want to share the bed but want to have a separate bed, then this may be provided at an extra charge (bed linen will be provided for the extra bed/s).
Nobody is allowed to sleep or stay on the premises apart from the paying guests. Extra charges are applicable for visiting or sleepover guests.
The property is to be returned in the same condition as found on arrival. Tenants will be responsible and liable to pay for any damages done to the property, furniture and fittings. For this reason a cash Security Deposit is required on arrival to the property. This will be returned to the Guests on their departure day provided that the property has been left in the same condition as they found it on their arrival.
Apertures at the property have insect screens. Guests must ensure to use them at all times to avoid having mosquitoes and other bugs getting inside the property.
Water and electricity are included in the price. However, we ask you not to use Water and Elec. unreasonably to safeguard the environment.
A Lease Agreement will be given to guests to read and sign on Arrival. This Lease Agreement is written in the English language. For this reason the Guests must all have a very good understanding of the English language in order for all Guests to fully understand the rules and regulations which are allowed on the property to avoid any misunderstandings or anyone getting injured.
Guests are required to show a photo identification and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply.

Payment before arrival via bank transfer is required. The property will contact you after you book to provide instructions.

This property is located in a residential area and guests are asked to refrain from excessive noise.
Guests under the age of 18 can only check in with a parent or official guardian.

A damage deposit of € 500 is required on arrival. This will be collected as a cash payment. You should be reimbursed on check-out. Your deposit will be refunded in full in cash, subject to an inspection of the property.
