How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.

There has been a series of egregious incidents during my recent stay at your property, which collectively amount to severe misconduct, harassment, invasion of privacy, and gross negligence Destruction of Personal Property Despite clear care instructions, your staff irreparably damaged my personal property – specifically Gucci dresses valued at approximately USD 15,000 – by failing to follow the cleaning directions and garment care tags. Invasion of Privacy and Harassment Following my complaint about the damaged dresses, 4 service staff members (3 of them male) entered my room without consent and demanded that I count my personal undergarments in their presence. This was an appalling invasion of privacy, in direct violation of the dignity, safety, and respect owed to a paying guest. This is just one example of repeated behavior. Public Humiliation and Misrepresentation I was verbally disrespected in the hotel lobby, where staff a day before confirmed “booked my stay,” and, upon my return from a day-long trip, the Assistant Manager – falsely representing himself as the GM – said I do not pay my bills,refused to connect me to the GM, shouted at me in front of guests, and engaged in conduct witnessed by an independent legal advisor present in the lobby Chemical Exposure and Inadequate Remediation Prior to this, staff sprayed chemicals on the floor that permeated my room, creating an unsafe environment. The proposed “solution” was to spray perfume over the affected area – an unacceptable and unsafe practice. Breach of Confidentiality and Business Interference Instead of addressing my concerns professionally, staff unlawfully interfered in my private business dealings by demanding the phone number of a potential partner (a complete stranger) and disclosing details of my stay. This interference directly caused the cancellation of a pending business partnership, resulting in measurable financial and reputational damage.
continued: Unauthorized Handling of Personal Belongings Without my permission, staff handled all of my belongings in an attempt to move me to another room. During this time, the same Assistant Manager, Brij, ordered me to “sit on the couch and shut up” – conduct that is both abusive and unacceptable. Financial Misconduct by Staff I was solicited by staff to lend them ZMW 2,000, which has not been repaid. This is wholly inappropriate and constitutes harassment and financial misconduct. Pattern of Disrespect Despite Significant Patronage Over the course of one month, I have spent close to USD 30,000 at your property, including thousands of dollars in staff tips. Despite this, I have been subjected to sustained mistreatment by staff, servers, and management. These actions collectively constitute: Breach of the hotel’s duty of care to its guests; Multiple violations of guest privacy and confidentiality policies; Harassment and humiliation of a guest; Unlawful interference with business relationships; Negligence resulting in substantial property damage.

As a guest, you are undoubtedly the most troublesome that we have ever encountered, and we sincerely hope to never cross paths with you again. You have been intent on wrongfully accusing us for all manner of wrong-doings since the moment you stepped into the hotel, right from claiming that we damaged your bags while bringing them from the airport – a claim that we soon put paid to, with the help of all our cameras and video recordings that clearly showed that the bags had already been damaged at the airport itself, before even being taken out of the car - a fact that you eventually had to accept and sign off on! Furthermore, when none of your tactics to gain a free stay with us worked, you totally destroyed our hotel property, waited until you were out of the country for a month to ensure no repercussions, before posting this vitriol against us. Please be informed that we have video and photographic evidence of all the destruction wrought by you, which will be shared with the embassy of your country and the police station, and also all my other colleagues in the hotel industry. Should you ever decide to enter the country of Zambia again, you will need to first report to the embassy or police station before you find shelter anywhere. Now to address each of the points you embroidered: Please know that we are a business, and we require payment for services rendered. You made a reservation on booking.com for two days, and subsequently kept extending your stay for weeks on end, without any payment whatsoever. Every credit card you provided was declined multiple times, on multiple occasions. Our manager, Brij, was only doing his duty by following up with you on payment for your stay and other services; he had no reason to cause you any embarrassment should you have paid in the right manner yourself. As for your laundry, please know that we have a professional cleaning service, and take extreme care with all garments provided to us, including luxury branded apparel. We in fact, ensured that your garments were cold dry cleaned, despite NO instructions from you, and it has even been clearly mentioned on the website of the manufacturer, that their apparel is prone to shrinkage! Please know that as a professional international 5-star property, we have very strict SOPs and diligently adhere to protocol, especially with single female guests. At no time do we ever enter a room without consent, and never without another staff member present. The Laundry Manager and Executive Housekeeper entered your room, with your explicit consent and permission, on your request, only to address your (misplaced) concerns about your laundry. Claiming to feel unsafe in the presence of two professional staff managers who were only trying to sort out concerns, at your behest, is indeed ironical, considering that you thought nothing of being out until late night and the early hours of the morning with my bartending staff! This is a case of crying wolf, and will bring shame on those ladies who genuinely have something to be concerned about, but will not be believed, only due to false accusations by attention-seekers like you! Every room of ours is fumigated on check-out, a practice that we religiously follow since Covid times to ensure the complete safety an hygiene of all our guests. The fact that you decided to ‘extend’ your stay beyond your confirmed check-out time, with no information or payment to us surely cannot be blamed on us! Contacting your company/ partner and requesting payment for your stay and other services is our right in the event that you had not yourself paid despite several requests, and in no way breaches confidentiality of any kind. If you have misrepresented yourself as being from a company or that the payment would be made by them, this is on you, not us. Similarly, we reserve the right to refuse service and evict troublesome guests, so handling your baggage would be part of this. We want no part of storing your luggage for you, and again, we have video and photographic evidence of all that transpired during your stay with us, and how you wilfully destroyed our property when you realized that things were not going your nefarious way. I strongly recommend that we never cross paths again, and that you seek medical help for your troubles.

Perhaps it’s time for a little electrical upgrade — air conditioner vent makes whistling noises at times; light switches occasionally do not work smoothly or lights just flicker off and have to be turned on again (but sometimes don’t go on). Short circuit? So maybe a top to bottom electrical check/repair is in order.

Verified reviewWe enjoyed our vacation at the Neelkanth Sarovar Premier Hotel in Lusaka very much. The service is excellent, the rooms are clean and comfortable and the two restaurants are outstanding. In the hotel restaurant at the second floor, we ate the best steak, I ever had and our daily highlight was the breakfast buffet at the ground floor restaurant. You really have to try the omelets and fried Chinese noodles, which are individually prepared for you and which are absolutely tasty and fresh. The food alone, is already reason enough to visit this hotel again. Since every employee of the hotel was so kind and helpful, we really felt home and next time we visit Lusaka, we already know that we will stay in this hotel again.
