How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

Verified reviewThe property is close to the international airport which is very convenient. It is also close to two shopping malls which are within a few minutes waliking distance. The property has Wifi and satellite TV. The owners are close by and on hand to assist with any problems.There is a back up solar power system in place and gas is provided for cooking during power cuts.
The Wifi was a little unreliable due to power issues. The power cuts also affected the hot water supply.

Verified reviewLiked that it was self catering, it had dstv(satellite tv), neat and clean facility. They have made provision for electricity cuts with the use of solar power so we were able to use the lights, work on our laptops, charge our phones and watch tv. In close proximity to the airport was a big plus. Last but not least, the internet was very good(starlink internet ), so overall it was a great stay.
That the aircon could not be used when the power was out because they weren’t the solar type of aircons. Privacy glass or a curtain was needed in the bathroom.

When we got there the ladies who were suppose to help us they ignored us ,they assisted us after sometime. And our booking was confirmed but we had to call someone to confirm the booking again I thought they should be ready to welcome the visitors since we had booked,,besides that it was a nice place to stay...

Convenient Access System: The integrated key system for both the gate and the apartment initially provided a seamless and convenient experience, though it later encountered functional issues. 2. Entertainment Amenities: The provision of Netflix and YouTube on the television was a thoughtful inclusion, offering a range of entertainment options for relaxation and leisure. 3. Internet Connectivity: The availability of free Wi-Fi, despite occasional reliability issues, was a valuable service, facilitating connectivity for personal and professional purposes. 4. Laundry Facilities: The inclusion of a washing machine was particularly beneficial for a long stay, offering convenience and a sense of home comfort. 5. Proximity to Local Amenities: The location's proximity to Waterfalls Mall and Garden City Mall, easily accessible on foot, was a notable advantage for shopping and leisure pursuits. 6. Staff Courtesy: The general friendliness and willingness to assist by the staff were commendable. Despite the challenges encountered, their efforts to provide a welcoming environment were evident.
1. Prepayment Policy: An unexpected requirement surfaced when I contacted the establishment to confirm my booking. I was informed that a 50% prepayment was necessary to keep the reservation, a condition communicated six months before the stay. This requirement seemed to be at odds with Booking.com's standard terms and conditions, causing both inconvenience and concern about the establishment's adherence to standard booking protocols. 2. Pricing Issues: A significant issue was the adjustment of the room rate to the current dollar value, contrasting with the agreed price at booking. This practice, seemingly lacking in transparency, casts doubts on the establishment's commitment to upholding agreed terms, impacting the trust of guests. 3. Geyser Usage Restrictions: A surprising request was made to conserve energy by turning off the geyser, despite it being a paid amenity. Guests expect seamless access to fundamental services like hot water, especially when explicitly paid for. Such restrictions not only inconvenience guests but also suggest a misalignment between the services advertised and those provided. 4. Inconsistent Housekeeping: The inconsistency in housekeeping services was a notable drawback. The need to repeatedly remind staff for cleaning, coupled with the varying quality of service, detracted significantly from the overall comfort and hygiene of the apartment. On only one occasion did the cleaning meet expectations, highlighting a lack of standardization in service delivery. 5. Uncomfortable Bedding: The bed's extreme hardness was more than a minor inconvenience; it was a notable detriment to rest and relaxation. Comfortable bedding is a fundamental expectation in any accommodation, and its absence can greatly affect the quality of a guest's stay. 6. Air Conditioning Concerns: The air conditioning system, emitting an unpleasant odor even post-cleaning, suggested possible underlying issues, such as mold.
We value and appreciate all comments made regarding the facilities. What we cannot comprehend is receiving a 4 and a couple from the UK (4246908244) that stayed in the same apartment from the day this guest left game us a 10!! Anyway, we wish to reply as follows: 1. The guest needed to comment on whether the promised facilities were not provided and if provided what was the concern other than the issue of the bed. The same bed has been used by other guests who have had no issues with it; 2. We had the aircon serviced and cleaned. Guest never complained after that and we assumed all was ok. We are going to ask the guest in the same apartment after Nankamba left to check on this issue; 3. The issue of the gate or access to the property was never brought to our attention. We would have worked on it; 4. The guest inspected the apartment a month or more before paying for it. We are sure payment was made only because guest was happy with what she saw; 5. The issue of foreign curreny settlement is a pure financial matter. We run the business as transparently as possible. Guest prepaid part of the bill at the rate of exchange that existed at the time of payment. When guest checked in a month plus later, she was at liberty to pay in local currency with the rate at time of payment or USD. Since the rate had moved, guest could not pay at the same rate used at the time of paying the deposit one months plus earlier; 5. Prepayment: Related to the above, our policies clearly require payment of a deposit within 48hrs. This is meant to ensure only serious bookings are maintained on our calendar. If booking.com could get money in advance, which they do not do for Zambia, guests would not be required to make deposits. 6. Gyser Usage Restrictions: To contribute to the environment conservation efforts, we encourage responsible use of power and water. The responsible use of power does not result and is never i implemented by power restrictions. What we encourage is responsible use of power including switching off aircons when out of the apartment for extended periods or switching on water heaters (geysers) only when hot water is needed. We have never resticted the use of power. In fact, to guarantee availability of power, we have a solar backup system for tvs, computers, and lighting. I must say we will learn from the observations and improve on these observations. Suffice to say this is the lowest rating we have ever received in the 3yrs we have been running the business. You can see the averages for yourself. To rate our facility as " disappointing" , given 44 very positive ratings from other guests appears a very unfair review and should only be published if the guest, who viewed the premises before booking justified their opinions. Verified reviewThe property is cozy and peaceful, good location a few minutes from the airport. The location is in a superb neighborhood with easy access to shopping mall. Its very clean, the WiFi was perfect. Generally its beautiful and nice.
Wild lizards hung around the compound and caused discomfort because i have a phobia for reptiles. No breakfast at the facility but there is easy access to nearby cafes and restaurants. Its a self catering facility.
