This hotel is in a great location. Right on a nice beach and within walking distance to the "town" shops and restaurants. We came during the end of "off-season" so some things were still closed - like the Lighthouse. The staff was pleasant. The room was fine, but the bathroom was a little odd. The sink was out in the main room, the shower stall was in a little alcove with only a curtain separating it from main room, and the toilet "room" was off the shower area. The room was a nice size. Bed was comfortable. Had a TV but took us a call to the front desk to figure out how to use it. Some TV information in the room would be helpful. Small frig in room, but no microwave or coffeemaker, though coffee, tea, and other drinks available in office/bar area. A very light breakfast was offered - muffins, cereal, oatmeal, fruit. It was fine - nothing fancy. Very relaxing. They do have a nice yard area in back with fire pits, grill, lawn chairs, etc...

Breakfast was amazing, grounds are well kept .. everything was very clean well maintained.. loved the staff !!! Loved the lobby for drinks at night and breakfast in the morning… will definitely stay again .

A little scary that no staff member is there overnight if there’s an issue

Had a rock band playing one night which disturbed sleep. Public was allowed to attend so parking for motel guests was limited that night. Noisy guest above us.

That had to carry very heavy bags upstairs as was no lift or anyone to help. Also staff could have been a little more friendly especially reception staff.

Perfect location (not so close to all the other beach hotels, so you get more privacy and a peaceful beach). Beautiful rooms, good beach service & friendly staff. Very nice, quiet and clean hotel, I would say its definitely the best option in Montauk if you are looking to stay in a beachfront hotel.

Rooms are a little small but doesnt feel super tight, good if you dont have too much luggage and are traveling for a couple of days We stayed on the second floor so cant complain about any noise although the hotel was pretty busy for labor day - you do hear the road/cars time to time but its manageable - price for being in a central location

Wonderful hotel - centrally located, very clean and well maintained, great pool and access to beach (inc. beach chair and umbrellas) Loved the garden and the fire pit which was available every night until 11 pm and appreciated the complimentary coffee and muffins/fruit they provide fresh every morning. This will be our new address in Montauk - a bit pricey but worth every penny Give it a try - you won’t regret it !

Resort fee when chairs and umbrellas were not yet available. No welcome drink. Very basic breakfast. You’re paying top dollar for the area. No real Ocean View because there is a big dune behind the hotel.

General room for the price. Nice, helpful staff. Free parking. Nice area. Deer on the dune in the morning. Nice soaps. The items in the corner do not have a price on them so we thought they we free and I think I got charged for them.

Could not get the internet to work. The bathroom door also wouldn't close and kept rolling open.

Great location right next to the beach! Plus it was walking/biking distance to restaurants and shops, which was fun to do with the bikes provided by the hotel. Nice grassy courtyard area to hang out in as well.

The manager Alex was so welcoming, friendly and accommodating! I loved our room it was perfect and very clean. The welcoming drinks were a great touch and I loved the location! We will for sure be back

Great boutique in a great spot!!! hearing the sound of the waves whilst chilling with a glass of wine by the fire pit was perfect. Definitely will return as we loved it so much!

Well . . . let's see there is no traditional bathroom in the room OR a door on the shower. There is a traditional water closet (w/ a door) but the shower is virtually in the room and covered by two curtains that don't close. SO, that as fun with my family of 5! The sink is literally located in the room. How about the worker who scolded us for sitting out on the porch (remember my view?!) with the door open! He told us we absolutely could not have the door open with the AC on. My husband was furious. Next night, they decided to throw a White Claw party out on the courtyard, and it was FREE event open to all of Montauk. So . . .every 20/30 something and their dog descended on the property & left no parking for the guests staying there. We were told to leave our keys in the car and leave it in the parking lot. They would move it for us later. Yea, that didn't happen. Thankfully, one of the staff offered to move her car & give us her space. The management at this place is clueless!! Let's not forget the beach chairs or should I say beach bean bags. Instead of traditional beach chairs, they offer large bean bags and umbrellas. Fun concept until you realize they have been used by every hot & sweaty hotel guest all summer & have NOT been cleaned. They are nasty & we tried not to think about all the sweat that had covered them since May! I have to say, they are comfortable but impossible to get out of. Cute idea, bad execution! It is not fair of me to trash the place completely! I think the location of the property & it's proximity to the beach was very good. They did a really nice job with the pool. The beds were comfortable & the shower pressure was good. Most of the staff was very nice. I was thrilled, they actually came and cleaned the rooms each day. However, it was disappointing to say the least.

The advertising for this establishment was highly misleading. I reserved two rooms for a three-night stay for my family of five: one King Ocean View and one Garden View with double beds, costing nearly $7K including taxes and fees. The King Ocean View was nothing more than a view of a building's side. Requests for relocation were denied. The room was in such poor condition that it would be better suited as a storage space. Our view was obstructed by the sight of the basement laundry area and storage for unused grills and equipment, along with the outdoor shower. In addition, not only was our room directly outside the pool, but we could also hear EVERYTHING upstairs from us.
