How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. The water supply was having issues and had a strong odor making it intolerable to shower or use the sink. While I understand now that this is a city issue, some sort of advance notice should have been given, not just a sign in the mantle as we entered. Also the room was nice for the age, however it was clearly not cleaned before we arrive as there was trash on the floor and used for and drink itemsin the room.

I expected more of a bed and breakfast type feel. But it was definitely more of a room to rent. Bed was comfortable, room was spacious. Only complaint, but you can’t block out or turn off the porch light.

Too many Coombs hotels making it confusing to find correct accommodations which was unaware of. Small shower with low shower head meant for disabled. Difficult to use phone as key, up charge $10 for real key.

Verified reviewVery convenient location. Enough parking, safe, can get downtown easily. The shared porch was lovely. The suite itself was beautiful and old school but that’s where what I liked about the property ends.
For one, we could hear every single person come in and out of the building, walk around upstairs, every door upstairs open and shut, all night. It’s an old building so some noise is to be expected but it was hard to sleep. Also, same issue when walking around our own room - things creaked and shook. The DirectKey app didn’t work so we couldn’t get into our room when we thought and had to drive to water street to get a physical key. The other issue we had was our room had someone else’s trash still in it and water in the tub.

I booked a handicapped-accessible room only because it was less expensive. Didn't realize it was not in the main house, which looked more appealing. Room was tiny, very little room to maneuver - not sure a person in a wheelchair could have used it. Bed made noises whenever you rolled over or sat on it. Room was so cold (felt like 68 degrees) that we had to call the property and ask them to make the room warmer. Problem with water pressure in shower.

Verified reviewThe room was cool and comfy. Very comfortable king bed. No staff present on the property- virtual. Parks by the bay and eateries are within walking distance. The local grocery is also within easy walking distance.
Cleaning staff once every three days. The door to the bathroom stuck due to problems with its frame. So, the door could not be closed. If it was closed, it was very difficult to open ( I was trapped inside for several moments before managing to wrench it open. We informed the staff). Unfortunately, it was "thunder beach week" during our stay... Harley Davidson cycles- noisy. Still, I would consider the property again.... given a functional bathroom door.

Everything! Bad virtual ck. in process for seniors. Old & faulty furniture and plumbing. No ice. No one on location to help or answer a question - had to call a local number for any help. Thought it was still a B&B but isn't - No breakfast in morn or even coffee. This place needs a total re-hab or tear down. I'll contact you re. refund process.

Verified reviewThe house is historic and very beautiful. The bedroom was very large.
The toilet was blocked from the start we couldn't even use it at all in the morning, not sure how it was not noticed by the cleaner. There is no staff on site which makes it more challenging to flag such issues. The online checking + key on the app is a bit cumbersome and lacks human touch. The rooms are not very well soundproofed, which is expected in such an old house.

The check-in was a bit confusing and became frustrating after such a long drive to get there. The fridge was not working and when I called someone was supposed to check it but never did and groceries that I had was spoiled because of that.
