Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

United StatesOnly two small things: the so-called “plunge pool” was more a 2’ deep paddle pool or jacuzzi, or even water feature, and should really be advertised as that, rather than a pool. Also, the wifi is only in the reception and rooftop areas, not the rooms. Apparently this is quite standard, and I adjusted to this fast, but it would be good to know in advance. But for these things I would’ve given the hotel full marks.
Perfect central location, really gorgeous and thoughtfully restored building, efficient and helpful staff, good a/c, terrific roof top with amazing 360 rooftop views and lovely food. Overall terrific value. I would definitely stay again.

South AfricaThe hotel is part of the historic buildings in Stone Town and you feel it when you in it. The views from the terrace was breathtaking. You could even see parts of the harbor.

HungaryThe restaurant's wine selection could be more extensive, but of course that's the biggest problem in life! :)

FranceThe bathroom door was a big problem, ironically, this was the third location in Zanzibar where we had issues with the bathroom door! In this case, it got stuck and i could not come out. Finally, it needed some brute force to open the door! Rest were all fine. We could not open the windows since there was construction work going on next door, but cannot fault the hotel for this discomfort
Beautiful house and lovely decor! The ambience and the view from the rooftop is amazing. Breakfast was okay, there is room for improvement. Facilities were decent for an independent hotel.

FranceWe stayed 2 nights and the first night we were given a room that did not meet our expectations at all and did not match any of the pictures online. I even wondered if we should have been charged at all for the room we were given, it felt we had the room that no one gets or when the hotel is at extra max capacity... there was a strong smell of damp and low ceilings with 2 single mattresses put together across the width (and not the length) to make it a double bed. The second day they came forward and changed us room, I have to say it was a NEW DAY, the new room was as per the hotel's standards, spacious, high ceilings and beautifully decorated with Swahili furniture. We appreciated the change especially as we did not complain to reception in the first place.
The staff at the restaurant and receptionist were absolutely lovely and helpful. The rooftop is as per the pictures and the views are wonderful with the breeze. Great spot to relax in busy Stone Town. The wifi works really well at the reception desk and rooftop areas (as mentioned on description there is no wifi in the rooms). No mosquitos either, big plus!

NetherlandsWifi was just OK, and only in common areas. A/C worked well enough, but didn't quite cool down the whole room. Room could use a desk or table (something to put our stuff on or sit at).
What a gem! I will always remember staying at this historic "house" with a stellar view. Great breakfast, friendly staff who made us feel welcome, and a wonderful atmosphere. Sitting on the terrace overlooking Stone Town with a coffee or beer in hand - there was nothing better! The room was comfortable and spacious. Staff helped us organize an outing.

Great service (special thanks to Mwinyi at the reception, who helped with great advice), beautiful building and decorations, comfortable rooms, amazing view from the rooftop, location in the midst of a labyrinth was lovely. We travelled with a baby and the staff at the kitchen were super helpful. Btw the coconut curry is to die for!

United KingdomIt was fine for us, but may be a bit tricky for some people to find on foot. Pool was very small, and we didn't use it as it's right next to the restaurant with lots of tour groups coming and going all day to see the building/view.
Staff were so friendly, good food in the restaurant. Breakfast was nice and view from rooftop lovely. Amazing building, big room. They organised a good guide for our walking tour and nice driver to our next hotel.

United KingdomWould help if the WiFi went to the rooms. It would also be helpful to be able to pay with a normal portal atm machine rather than an app.
This is a very unique experience as the building is so historic. I stayed in a quiet room which gave a very special feel to the stay. The roof top restaurant is also lovely and you can watch the sunset from here.

United KingdomIt was a little basic for the price.
This is a nice place to stay the location was excellent and the staff and cleanliness great. It was expensive for what it was. The room and bathroom were huge and very authentic. The bed was rock hard, but suprisingly I slept quite well on it. This is a good hotel, i just felt it was expensive for what it was.

GermanyAll good, restaurant is also good, but not top notch, especially breakfast bread rolls are a bit dry. Coffee machine was broken, so there was no real coffee, only powder which was a downer. Coffee machine needs to be fixed urgently :) This does not outweigh at all the overall quality and beauty of the hotel and the beautiful view from the roof terrace.

SwitzerlandThe best bacony or roof terrace in Stone Town - and lovely helpful staff. I changed to Swahili House after injuring my head in another hotel in Stone Town. The staff were very sweet and helpful and it was close to the Global hospital to get my stitches checked.
