How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

Verified reviewA Magical Experience with the Chagga Tribe This was our favourite place to stay out of all six hotels during our three-week trip — and for good reason. The views of Mount Kilimanjaro and Mount Meru are absolutely breathtaking, and the staff are just incredible. Nothing was too much trouble, and their warm, welcoming nature made us feel right at home. Before our arrival, we had a lot of questions, and the communication beforehand was excellent — quick, clear, and very informative. They gave such a good first impression, and we could tell it was going to be a great stay thanks to how attentive they were even before we arrived. They also arranged our onward taxi to the airport in a very nice, comfortable car, making our journey stress-free from start to finish. The home-cooked food was delicious, everything was spotless, and the beds were wonderfully comfortable. We’ll be recommending Materuni Homes to all our family and friends. We especially loved spending time with the Chagga tribe, particularly Sylvester, who looked after our every need during our stay. He was brilliant with our 7-year-old son and made us all feel relaxed in his company. Unlike the Maasai, the Chagga tribe may not wear traditional dress daily, but they keep their ancient customs and culture alive in beautiful ways. They welcomed us into their village with open arms, sharing breathtaking mountain views, mouthwatering local dishes, and the stunning Materuni Waterfall. One highlight was the “tree-to-cup” coffee experience — they guided us through every step, showing how singing together makes the hard work lighter and more joyful. Their warmth, humour, and strong sense of community made it an experience we’ll never forget… and yes, the coffee was absolutely delicious 😋 A heartfelt thank you to Sylvester and the whole team at Materuni Homes for making our stay so memorable. You made us feel part of your family, and we’ll carry those memories with us always.

We loved this immersive cultural experience in a unique, remote place. The accommodation has amazing views over mount Kilimanjaro when the clouds lift.

Verified reviewThe property has stunning views, breathtaking. We staying only for one night but I would definitely be back. The room was very clean and large. The hosts cooked a very delicious and tradicional food when we arrived hungry at 23:00. We can’t thank them enough for that. He also shared interesting stories about his tribe and culture and about the region. No complains here, everything was amazing.
The access to the hotel is really hard to get, since is is up to a mountain and in a dirty road. But this is not a complain at all because it is definitely worth and the hosts are very helpful and will assist you in every single way. We hired a personal driver, which I 100% recommend to get there. Driving itself it is a risk. But again it is not a complain, just an advise on how to get the hotel safely. You will definitely not regret and drive there will definitely add to the adventure.

Verified reviewI simply loved everything about my stay. Consolata and her team go above and beyond to facilitate everything. To make sure I find the way easily I was picked up in Moshi, special requests like late dinner, late check out and others were happily accommodated. The food was delicious and everyone is so friendly. The room is spacious, clean and got everything you need. The bed is so warm and comfortable. The view and the sunset next to Kilimanjaro are just stunning. I wish I could have stayed longer.

Verified reviewPerfect view of Mt Kilimanjaro. Besides the breakfast, they made us awesome traditional meals. Materuni Homes is a whole experience besides a comfortable stay. The green gardens, hike down to the waterfall, view of the mountain while having a drink or just sipping a coffee freshly brewed from the kitchen.

Verified reviewAmazing property, complex has a phenomenal view of Mount Kilimanjaro. The grounds were beautiful with multiple gardens and phenomenal vegetation. All the staff were top notch and so genuine and friendly and always smiling. The free breakfast was substantial and so tasty, same for the purchased lunches/dinners. The units were luxurious with modern bathrooms and lots of hot water. Eli Sante the manager, and my host Jullias were unbelievably helpful all the time. ‘Mama’ and her cooking staff were so kind and offered me a traditional banana soup cooking class!
Nothing . The road up the hill to the property was pretty rough and bumpy but that was part of the whole unique experience.
Thank you very much for this wonderful review we appreciate a lot welcome some other times

Verified reviewI’ve been lucky enough to travel to 40 forty countries in my life, and Materuni Homes has been the most friendly, real and magical place I have ever visited. Julius, Sefiano, Justin and everyone else, thank you so so much. Anyone who wants to see any understand what life in Africa is like should come here. The rooms are great, the location incredible high up near the national park, and the fresh and local food is amazing, and by the end of your stay you will feel more than at home.
Only that I couldn’t stay longer. I booked this spot to see Kilimanjaro and unfortunately it was hiding behind clouds during my time here, but it really didn’t matter.

Verified reviewStaying at materuni homes was an unforgettable experience. The vegitation that we were surrounded with (banana trees and coffee) was beautiful and the perfect environment for us to hear bushbabys and even see some at night time. All the food served from breakfast to dinner was delicious and the view of mt. Kilamanjaro from where we ate made us switch off from the world we know and make us appreciate the towering mountain. Our rooms were clean and confortable. They offer a coffee tour which us involved crushing and roasting the coffee beans, alongside a catchy and joyful dance song. In addition, we had a guide to the materuni waterfall, a glimpse of how powerful nature can be. What made this stay a 10/10 however was the people. Our host, sylvester was incredible, answering any questions, accomidating our every need and above all else, being a funny and genuinely kind person who will be a freind for life. A big mention to the cooks (or as they call it, food engenieer), who provided us with organic food everyday and never let us go hungry. The men and boys who lived there and help out at the accommodation made the place feel alive, as we played cards with them and danced merrily. These people have hearts of gold ans deserve all the best. Make memories for life by coming here, you will noy regret it. The only downside is how to get to the accommodation The place is reached by going through steep and rough terrain, so make sure to take appropriate transport (a car/van suitable to climb steep hills). But this is a trivial matter and only another story to tell which happened to be the funniest and most memorable experience we rememeber.

Verified reviewWe felt most welcome, while enjoying our stay at Mama Agnes. The family took greatly care of us. We enjoyed seeing their way of life, got guided to the Materuni waterfalls, got a coffee tour and brewed our own coffee at their place (enjoyed the whole process: made it from coffee berry until drinking our own made coffee) and see the beautiful environment of Materuni. Loved every minute of it! Also dinner was included in the accomodation price, while this was not mentioned on the booking.com website (another plus). Food was all fresh and of good quality. For us, it was also acclimatization to stay at the altitude of where Mama Agnes lies, before heading to the Kilimanjaro. And another benefit of the altitude: no mosquitos. Fresh air (much better than in Moshi town), jungle feeling (you sleep within the banana plantage), nice climate (escape the heat of the town). In the end: Mama Agnes was not only a place to sleep, it was an experience which I would not have wanted to miss.
Thanks you so much for visiting Mama Agnes Home we were very pleasured to host you,we wish to see you next time Karibu sana
