How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Verified reviewPositives: nice room, spacious and clean. Breakfast was good, with different options to choose from. Staff, in general, were lovely and helpful.
There was very loud music coming from a pub (or so we were told by a staff member) until 1 am every night. We told reception about this and they said it could be this pub. No apologies or anything - to note, this was one person of the staff who had been rude from the very first interaction we had. Also, the hotel asks for quiet time from 10 pm or so. Works are being done at the swimming pool (they are finishing a second one) so it is noisy during the day too. Cannot think of relaxing much at the main pool with the noise of construction works. Not an issue if you are visiting or outside during the day. We stayed at the fourth floor, next to the rooftop. There was someone there smoking every day, and the smell of the smoke entered the room. To note, the hotel does not allow smoking. Finally: when we initially made the reservation, we made a mistake on the day. We booked it a day earlier, no refund. 5 minutes after making the reservation I got in touch with the hotel to ask if there was anything they could do. The response was negative - no reimbursement. Ok, fair enough. What is not ok is that once we left the hotel, our booking on Booking.com showed as cancelled so we could not leave a review. After contacting customer service, this now seems to have changed, so here’s the review. I also contacted the hotel, but I received no more communication from them. Overall, if you don’t mind construction noise during the day, pub music during the night and smoking smell, then this place is for you. If you want some quiet and chill place, where all staff members treat you with respect, then this is not the place. Also, bearing in mind that they cancel bookings from people who may leave a bad review (I had already written to them that their treatment would be reflected on my review) to stop bad reviews, then you cannot really trust the reviews.

Verified reviewThe reception staff were lovely and helpful, recommending places to visit in Chiang Mai and booking tours for us. I also liked the hotel's location, which includes a swimming pool, a rooftop terrace with mountain views, and the hotel is close to a 7-11, Thanin Market, and Maya Shopping Mall.

It was probably a good place at some point. Now it’s run down and not nice to stay at. It seems like someone once made money from it and now just let it run itself. You see damage everywhere. The beds were so uncomfortable. We didn’t get a good night sleep. The bed was screechy and there was a weird smell in the room. The air in the room felt very wet and moldy. The AC was old. We got bitten so much, there were many mosquitos already in the room when we entered it. Not a nice stay. Wouldn’t recommend and come back.

A bit far from city center but the grab cabs are so cheap it’s not so bad

Verified reviewBreakfast is not buffet. But a lot of choices. We could choose both Western and Asian meals. And fruites are fresh and free to eat. We stayed 7 nights and breakfast was one of the enjyoyments during the stay. Room was spacious like a condo. The view from the rooftop was excellent. Staffs were super friendly. Location is a bit far from the major destinations such as Nimman, but there is a lot of good local restraurants and cafes. If you wish to stay long and live lika a Thai people, this hotel will be one of the ideal places.
There is a small swimming pool and a new larger pool was under consutraction. If this new pool will be completed, this hotel is more attractive.
