How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews

Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

Verified reviewI always respect hotels who give generous amounts of shampoo and body gel. This place did that. The bed was reasonably comfortable. Air con was good. The people were a lovely couple. Nice hot shower.
I never like when people use phones to photograph my passport. I am always concerned with identity theft if the phone is lost. The phone was used here in this case. While I put it down to Thai people being overly trusting, it nevertheless makes me feel uneasy. My recommendation is to get a photo copier. Only other thing is the curtains are thin , so at night if I can see out, the chances are people can see in.

There was mold. And I am sensitive to mold so it was hard to breathe and sleep. Might be an idea to get a mold cleaning service! Also keep in mind your view is the garden. Not river or mountain etc. It is nearby though.

Verified reviewFantastic place, run by a small family. They are adding cottages as far as we understood, and with good reason. Its a stone's throw away from the white temple and a short 15 minute drive to the town center of Chiang Rai. And at the price we paid, this was a steal!
The hot water in the bathroom was iffy, but it wasnt cold, so it didnt really matter much. But if you are someone who would like a strong stream of hot water to wash off the day's tiredness, you'd be complaining with that.

Verified reviewcute cottage vibes surrounded by beautiful nature. also not in the middle of the city so its very quiet and peaceful. i loved the views from the room, and all the natural lighting from all the windows. i felt very connected with nature. super cozy. hosts are all extremely hospitable and accommodating. very helpful and lovely people. great customer service.
bathroom is a tad bit outdated and had untouched spider webs on windows. also there was a random pair of flip flops in my room, seemed like they belonged to a previous guest but i could be wrong.

Verified review10 minutes slow walk to the White Temple. The property smells very good since it is surrounded by Osmanthus (Sweet Olive) tree. Very very comfortable bed and surroundings. Definitely an option if you like quiet a neighbourhood.
There is no receptionist. An old lady who is probably the owner greeted me on the back of the house 😆. You might be a bit confused in the beginning. You might find leeches in your bedroom and toilet but anyway it is normal since the cottage is surrounded by garden and near the river. Very very simple breakfast, rice porridge, instant coffee and toast without jam/butter but it is okay to begin the day. Unfortunately a bit far to the airport and downtown (20 - 30 minutes with Grab Bike). Sometimes a bit difficult to find Grab.

Verified reviewThe houses are very nice. You got entire mini apartmant to yourself. Very comfortable, clean and peaceful. The owners were very nice. And location is perfect for visiting the White Temple. Cookies, tea nad coffee were available all the time.
They had nets againts mosquitos on every windows except on the door for the terace/entrance.

Verified reviewBeautiful garden around. Calm and peaceful. And although we didn’t book breakfast, we were offered fried egg, toast and tee. Very nice and friendly staff!
The shower water heater broke down after 1 min using. I am sure they will fix it immediately though.
