Loved the old wooden cottage sort of feel and especially the location.

Maybe a power outlet by the desk, or extension cord would have been handy.

The breakfast area and food were excellent. Loved the space.

The rooms walls are incredibly thin so you can hear people talking next door, leaving the building as the door slams it seems. There were a few bugs in the bathroom on the roof of the shower and on the window.

Lovely basic room and good location near key roads

The lock on the door of our room was broken so even though it was locked, the door could be pushed open. Very little sound proofing in the B&B. There were road works happening all through the night which was very annoying and you could hear the other guests if they were in the kitchen. Even though the king bed could be separated into 2 x singles, we were told that the king bedroom was unable to be transformed into a twin room so 2 men in our party had to share a bed.

Location was great. Bedrooms were roomy and beds were comfortable. It was handy having a laundry. The air-con was a blessing.

The walls in this divided up house must be very thin. I heard snoring and coughing from other rooms all night. The room was very dated and fittings all rusty(?)

Breakfast was a basic unattended continental

If you are looking for a real B&B this is not the case. It is more a hotel extension of the motel next door. No contact with owner or anybody on site. I book B&B to meet local people and that is not happening here.

    Good location. Clean and comfortable.

Barry, the proprietor was very helpful and informative about Rotorua, its places of interest, Sulphur Point, the Redwoods, etc., and Eat Street. The bedroom was pleasant and the bed very comfortable. In the high temperature the small swimming pool was very welcome.

Only one thing ,and that was no aircond, In our room, as the cooler didn't really help at all. But everything else was tip top...

The hotel was in walking distance to the lake promenade and Eat street with plenty of parking. The beds was comfortable and the kitchen was an excellent bonus to a good value for money hotel!!

There wasn’t anything to dislike in my eyes.

The room was a nice quiet place to relax especially in between my basketball games. The location was perfect as it was only walking distance from eat street and a 5min drive to the stadium even with heavy traffic so perfect for my trip away for basketball.

Booked 5 days for the Tarawera Ultramarathon as it was walking distance from the finish line. King-sized Room was clean, spacious and has a well furnished pantry for basic meals. Owner was friendly and nothing was ever too difficult. Would start again if I return for the race!
