It's a familial hotel, very close (30m) to Patan Durbar Square (impossible to find a better location in this historical area). The hotel is a traditional building, well preserved, the staff very helpful, thanks to Satish and all of them! The tenant has also a lovely restaurant on the square, where you may enjoy very good food and a fantastic view. If you are interested in a true Nepali experience in Kathmandu, we recommend this hotel!!!

If you don't know Nepali, be sure that your special request is well understood.

Everything!! The character and architecture of the building, the spacious rooms (although it has low ceilings, as is part of the history of the place), the water, tea and coffee facilities, a big, comfortable bed, and such kind and lovely staff. Nothing was too much bother. And as others have mentioned, you're not going to find a better location! It's right by Patan's Durbar Square, with cafes on your doorstep, and yet, because of how the street's located, it doesn't have much through-traffic, aka not so many noisy motorbikes as in other places. It was hands down my favourite hotel in Nepal. Patan is such a great part of the Kathmandu valley. I'm so glad we stayed 2 nights, as there is so much to see!

Excellent location, just steps from Patan Durbar Square and in a cute alley with lots of restaurants and bars. Fun to walk around the area and soak in the local atmosphere. Beautiful traditional house with kind and very helpful staff. It was hot when we were there but there was a powerful pedestal fan and windows on both sides of the room so we cooled down wonderfully. Staff spoke great English and were very helpful in organising taxis, and making sure our car on arrival went to the right location. Steep stairs up to the top levels but the staff helped carry bags.

Location is perfect. Guys at reception are interesting and up for a chat. Nice old original rooms with timber shuttered (no glass) windows, nice timber floors, timber columns and low ceilings. Street out front (hard up against the building) is too narrow for cars (so no car traffic). Only 4 guest rooms (one on each floor). Price is fair IMO. Breakfast very basic but OK from my perspective. I really liked the place and would go back; but my wife thought there were too many negatives to return.

Bed linen was pretty old and thin. Room cleanliness was below par. Timber shuttered windows let street noise through (including from motorbikes/scooters using the narrow street immediately below). On the first night, we were under the flight path of departing jets and their noise made it difficult to sleep. On the second night, the jets were using a different flight path (maybe a wind change meant they took off in the opposite direction or banked differently) and the jet noise wasn’t a significant issue. Definitely want to have your favourite set of earplugs with you. Bathroom on ground floor is heavily used by everyone and is pretty rough/old - use the bathroom in your room if this is going to worry you.

    Property response:

Thank you for your feedback. We’re sorry some aspects of your stay didn’t meet expectations. Regarding the bathroom on the ground floor, it is not meant for regular guest use but is available in case of emergencies. We regret the noise disturbance and will look into ways to minimize its impact for our guests. While flight paths and street activity are beyond our control, we’ll do our best to improve the experience. Your input helps us improve, and we hope to welcome you for a more comfortable stay in the future.

Everything! Beautiful rooms in an old Nepalese house. Fabulous attention to detail in the traditional style decor, scrupulously clean, all amenities provided, wonderful location just a few metres from Durbar Square, welcoming and friendly staff

Nothing! Experience living in a traditional style Nepali house. If you want a conventional western style hotel this may not be for you. I didn't find the stairs a problem at all, unlike some reviewers.
