Water smell due to municipality treatment, but nothing they could personally act upon. Seasonal issue due to heavy rain, would be the same anywhere else

3rd time in Nepal, the best place ever. Amazing hotel, wonderful service and people, great kindness and attention to detail. Amazing top roof restaurant with glass floor, well equipped gym, no time for spa, keeping it for the next trip to Nepal :) Bedroom perfect, nice fresh ground coffee in the tray.Breakfast amazing, day and night view just impressive. Such a quiet hotel right in the middle of Thamel, so impressive. Just loved everything

As for suggestions, it would be helpful to keep all the hotel facilities and reception numbers in the room for easy reference. Also, maintaining extra focus on the freshness of some Indian food varieties would make the dining experience even better.

I recently stayed at Arya Hotel & Spa and had an excellent experience overall. The location is perfect, and the reception area is beautifully designed — truly impressive from an architectural point of view. My room was comfortable and well-maintained, and the restaurant not only served a good breakfast but also has an amazing view, which makes dining even more enjoyable. What really stood out was the exceptional service. The staff were genuinely friendly and helpful throughout my stay. I would especially like to recognize Khushbu and Ranjana at the reception — they went above and beyond to assist me. They not only arranged an early check-in but also helped with urgent photocopies and even found a nearby studio through their workmate’s reference when I needed documents for my embassy travel NOC.Their professionalism and warmth truly made a difference. Overall, Arya Hotel & Spa combines great facilities with outstanding hospitality. Highly recommended — and a special thanks again to Ranjana and Khushbu for their amazing support!

    Nothing

Cause it's a new hotel, everything is spotlessly clean and fresh. It's a great location, has a fantastic team, and has a stunning design and view. You have a 360-degree view of the valley, and you won't find that anywhere else. The hotel was even more beautiful than the photos. I had no problems at all. It's the best in Kathmandu. I'll be back. Namaste

Incredibly beautiful hotel in the Newar style. We had a room with a balcony overlooking a tree with Nepalese bats in the heart of Thamel. Evenings with a drink on the balcony and getting ready for the next day were always nice. The staff from the reception, through the hotel manager, the restaurant staff and the security guard in front of the hotel - very nice people. They always communicated the arrival of the taxi driver, which we ordered through in drive. We spent the first 3 nights of our stay in Nepal there (we wanted to be sure that the hotel was ok), then we left our large luggage there and went to Pokhara for 2 days and returned to them again for the last 2 nights before departure. The possibility of leaving a large suitcase with them was a great service and relieved us a lot. Sora restaurant serves great breakfasts and also great cooking - 12th floor - view of the Himalayas - we managed to see even the highest ones during breakfast. They have a glass floor in the restaurant part so you can see the Thamel cells below you. View of the Royal Palace (walking distance - massacre from 2001) and Dharahara (walking distance - looks like a white lighthouse)

I didnt like leaving from there :). I will be back for sure.

I had originally planned to stay at Aarya Hotel & Spa in Kathmandu for four nights, but I enjoyed it so much that I extended my stay for three more nights! From the food to the location to the amazing staff — everything was absolutely top-notch. The entire team made me feel so welcome and comfortable. A special thanks to Manoj Adhikari for perfectly organizing my itinerary — everything was smooth, well-planned, and hassle-free. The hotel is modern, beautifully maintained, and offers a wonderful sense of comfort and warmth. I truly felt happy and at home during my stay. Aarya Hotel & Spa isn’t just a place to sleep; it’s an experience worth repeating. Highly recommended!

The electricity went off every time after a rain but the hotel probably has its own generator because it regained the lights straight away even though the rest of the city was still dark. The bathroom could do with a fan.

The location was great, walking distance to all the popular places. Many cheap shops and restaurants around. The hotel breakfast was great, fresh and tasty. Not huge choice of things but everything one needs. Masala tea was delicious. The pool was an extra to the luxury, it was great to have a cool swim after a hot day out. The rooms are spacious and clean, the hotel is very new.

Was informed wrong opening times for the spa so, didn't get to enjoy the pool and sauna when wanted 😔 That was what I looked forward to most. Breakfast buffet was not so exciting 😕

Very nice welcome 😊 Good lunch and dinner. Banana lassi was the best 👌 Beautiful decor 😍 Quiet and comfortable place. You can see the whole valley from the rooftop restaurant 😍😍

Although the swimming pool was still under construction (as the hotel is fairly new), it truly didn’t take away from the experience at all. The comfort, service, and overall ambiance more than made up for it.

I had an absolutely wonderful stay at Aarya Hotel & Spa. From the moment I arrived, the staff went above and beyond to ensure every part of my visit was comfortable and memorable. Every team member — from the front desk to the restaurant staff and the duty managers — displayed such warmth, professionalism, and genuine hospitality. What truly stood out was how they made my birthday so special. To my complete surprise, they beautifully decorated my room and even the restaurant, creating such a personal and heartwarming experience that I’ll never forget. It’s rare to find a team so dedicated and thoughtful. The view from the 12th-floor restaurant was absolutely breathtaking — a perfect setting to relax and take in the surroundings. Highly recommend this hotel to anyone looking for a stay that combines luxury, comfort, and sincere hospitality. A perfect 10/10!

The main issue was the sounds of night clubs until 6am. This might be the worst night sleep because of the clubs outside. We were on 8th floor and you'd think that be high enough but it really wasnt, dread to think what it's like for people on lower floors. Also the gym and spa were disappointing. Staffing and service also needs a lot of work, constantly overlooked at restaurant for service compared to other guests so took forever to get food.

The hotel is nice and new and the beds were comfortable.

I truly enjoyed the clean and comfortable rooms, the warm and attentive hospitality of the staff, and the flavorful meals served at the hotel restaurant. The location is ideal—peaceful yet conveniently close to major attractions in Kathmandu. Amenities like the rooftop view, reliable Wi-Fi, and overall peaceful ambiance made the experience even more enjoyable. Everything felt thoughtfully designed for a pleasant and hassle-free stay.
