Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

United StatesWhat we didnt like that much is the location, the road to get there is a little rough with a lot of curves, ups & downs, but i guess thats one of the ways to get amazing views & to get that rainforest atmosphere! And also in both our bathroom it didnt have shampoo, we noticed when we were taking a shower, and also No TV’S so have that in mind! And I almost forgot beds are so small!
The breakfast offers a lot of variety while still maintaining the typical Nicaraguan breakfast options, love the Family Suite very clean, staff amazing very professional, fair prices.

United Arab EmiratesEven when rooms were available. They waited until the exact check in time to process our check in but by that time a group arrived so in the end we checked in way past the check in time. They could easily accommodate as long as the rooms are available and clean. That would avoid the crowding at the exact check in time. There were too many flies in the restaurant area. Especially the pool side. The restaurant and pool side looked like it needed a deep cleaning. Food was good but flies everywhere made us feel like going out to eat. Also controlling the individual speakers and music playing from random guests were annoying. They didn’t rent out the whole place - why do we have to listen to their music. It ruined the sort of luxury vibe the hotel was going for.
Resort is beautiful and the rooms were spacious and clean. Coffee making and large water in the room was a huge plus. The safe looked ancient but it worked (a key not a digital lock!). Food tasted good. Free transportation to town was a plus.

United StatesIt would be nice to have the pools open a little earlier... we wake up early!
We absolutely loved our stay at Treecasa! The family suite was insane, so nice and spacious! The pool was incredible, so much fun for the kids. The restaurant was delicious, especially the included breakfast. We took the shuttle into San Juan del Sur which was a fun experience! The staff was so friendly and helpful. We highly recommend!

CanadaThe customer service does not match the level they are trying to achieve for the price you pay. The front desk did not seem to be able to handle large groups (which there were many of- and was very slow to respond to requests.
This is a very high end resort with lots of luxury built in. It is clean and comfy.

United KingdomCheck in was a disaster. Despite paying in full by Monzo on check in, the hotel staff used the wrong system. They bothered us every day as to whether we had been refunded instead of doing what they should've done which is to ask their bank to collect the money.

United StatesThe limited food options. There is only one restaurant onsite and no shop to purchase anything. Going into town had to be timed and planned with the departure of the hotel shuttle. The private beach was quite underwhelming with nothing to do there.
The beautiful treehouse design and tropical surroundings were amazing. I loved sitting on the balcony every morning with a cup of coffee listening to the birds and watching monkeys in the trees. The proximity to town in San Juan del Sur was great since there were more food options and activities there.

United StatesConstruction right next door started at 7:50 AM (ask not to be near construction.) I was not aware that majority of visitors are day pass guests that take up sun beds and takeover all the facilities. Could be nice to have sun beds with umbrellas and to have exclusive areas for guests. Maybe one swimming pool and some exclusive sunbeds would be nice. Otherwise consider it as a hotel and public pool with great activities for families with free guest access.
The water slide, pools. and diving area were incredible. Food was excellent with good options. Breakfast was excellent. Loved the location nestled away in nature. Grounds are stunning. And of course the "standard king room" is a full size suite / 1 bedroom apt!

United StatesThe girl in the front desk could have been more helpful and informed us of the different amenities. Certain employees were excellent others weren't. For example, we were the only ones at the restaurant in the evening but we had to go look for our waiter to be attended.
The hotel itself is beautiful and amazing, the pool was great and the food was delicious. The free shuttle was great as well. The gentleman in the front desk was extremely helpful.

United StatesWednesday at the pool facilities was ridiculously crowded. We read online that it's free for day pass on Wednesday and people definitely took advantage. Seems weird to have so many outside people that it makes the people paying for the hotel not enjoy the facilities. It was way too crowded. We were there during the holidays.
Pool is amazing and great fun. The food was also very good. I expected a nice pool, the rooms and overall hotel was nicer than I expected. We had a great experience and I would recommend to stay here.

United KingdomAs we paid almost $1000 for 4 nights, we would have liked a sun lounger by the pool each day. But there are so many day guests and not enough sun loungers, so we had nowhere comfortable to sit. Music by the pool is like being in a nightclub, speakers are ridiculously loud so we felt like we were in a cheap resort. Taxes and tip add an extra 25% to everything you buy to eat or drink, which makes the menu pretty expensive. Our bed and whole bedroom was COVERED in flies - they were helpful in getting the room cleaned but there should be measures in place to prevent this. The price we paid vs the experience we had just unfortunately didn’t match up.
Beautiful and well kept grounds. Free shuttles to town/beach are useful - the beach they took us to was beautiful (but not private). Drinks (especially the smoothies and juices) are delicious. Filling breakfast.

United KingdomThe front desk staff need customer service training. The prices are more than you'd expect to pay in Nicaragua.
This is a great place to hang out with the family for a few days. Our room was huge with everything you need including a big comfy king size bed. The pool area is excellent and the place is very well maintained and beautifully planted. The food is amongst the best we tasted in Nicaragua and the waiting staff in the restaurant were also incredibly friendly and attentive.

United StatesIt is a bit hard to drive up to but not bad once you have done it once. When it rains the walkways get very slippery especially if you are wearing flip flops. Took a bad tumble down a few steps and left with some bad bruises. This is a consideration if people have mobility concerns or any prior medical concerns.
The staff was amazing. Extremely attentive. Knew details and remembered orders perfectly. The suite was phenomenal! Outdoor shower was a delight. The pool area was a highlight and the food and beverages were top notch!

United StatesOn the site is says is close to the beach. The beach was not near at all . You have to walk down the hill about 6 miles to get to the beach. . Not close at at or take a shuttle bus that will taken about 20 min to get to the beach . If you are looking to be closer to the beach I would not recommend to stay here .
This property is located up in the mountains . Very peaceful if you are looking to just relax .
