How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

It definitely could be a bit cleaner overall, I think a deep clean may be in order, but it was a fantastic place to stay and we would definitely go back! No one’s fault but be aware of the ants with food also

Verified reviewLush tropical like gardens in a great location away from center but 10 minute walk into town. Large living space with a nice balcony to sit out on . Full kitchen with large fridge, oven etc. Nice breezes come into place even though no a/c it's quite comfortable with fans. Great wifi.I really liked the place and will stay again.
With only one housekeeper who works very hard in all of the suite turnovers, she has no time for " deep cleaning". I stayed in 2 sep. Suites and in both I had to clean off cobwebs and dust from furniture/ pictures. I had to wash all the windows to see through the grime. The pillows and bed pad are stained and need a wash. I picked up a bag of garbage from the gardens because i couldnt stand seeing plastic bottles etc. In a beautiful garden. So, I know it's not a 5* place, but really, these are basic cleaning things that she probably doesn't have time for.But, if you are willing to overlook these and need a cheap cool place , this is for you.I stayed in Amistad1 and 2.

Verified reviewThe keys were in the door on arrival. We received a very detailed information message from the owner which was very helpful. The caretaker was friendly and responsive.
Not a criticism, but an observation....my wife has some mobility issues and there are quite a few uneven stairs on the way up to the building. Well lit at night, but with hot weather and no AC, it was a struggle for my wife.

Verified reviewThe place was amazing and beautiful. It is located in a great area surrounded by the locals. I've enjoyed the fact that the beach and the city are a few steps away, but yet the place felt secluded. The staff is humble and respectful. The place is safe. If you like to cook, there's a fresh fish store close to the place. Several little mom and pop stores are nearby. The owner, Jan-Luc, promptly responded to my text and also referred me to a safe/reliable driver to take us to San Juan from Managua. The birds and the well keeep garden, just lovely.

Verified reviewGood location, close to the beach and town centre whilst being in a quieter area. The apartment was lovely, with a nice private terrace and good facilities for cooking. The owner Jan-Luc was very helpful during our stay and was on hand to answer any questions we had.

Verified reviewThe apartment was great! It’s a 2 bedroom downstairs in a house with a big porch. The full kitchen & bath both have hot water! There are about 8 houses on the property which is in an ideal location. Because I was a solo traveler Jan-Luc had it priced for use of only one of the bedrooms which was perfect for me. The property is surrounded by local residents which I like. There was no noise from SJDS just sounds of the surrounding neighborhood - kids playing, dogs barking, roosters & birds crowing. I actually extended my stay for almost 2 weeks. After the first week the sheets & towels were changed and the apartment was totally cleaned. Everyone was very friendly - the gardeners, the cleaning lady, the night security guard, other guests & of course, Jan-Luc. Since he lives on the property, he is very available. When I told him I had a 9 am flight out of Managua, he arranged for a taxi to pick me up at 4:30 am for a good price. The nighttime cuidador helped me meet the taxi at the front gate & the taxi driver was punctual & a safe driver.
The only negative might be barking dogs during the night - but that’s pretty much everywhere in Nicaragua. After the first couple nights I slept through the night & actually came to really enjoy the sounds of life surrounding me.
