    It was an abandoned property. The door would not shut never mind lock, bed cover dirty, misquitie net with dead insects, mouse/rodent droppings on the table, huge pots of stagnant water standing around the property breeding mosquitoes. The lady left in charge had no English at all and I had to communicate using Google translate. I did feel bad for her as she is essentially caretaker for an abandoned property, no sign of the owners. No idea why it is listed on Booking. Com.

    Staff very kind and dedicated

    Staff didn't know of our (prepaid) booking, room extremely dirty, insects everywhere, "owner is in Germany" was the only excuse: I had already come once in 2016 and liked it, this time was a disaster. I hope they get their acts together.

    2023 October Review. This place is derelict and should not even be allowed to be advertised. Upon enquiry locally, they have had no guests since Covid. The property was dirty, unkempt, strewn with litter, rusty water tap in bathroom, none of the facilities as advertised on booking.com. There was a fallen tree in the roof. There were large standing pots of water which made for a mosquito infested environment. I emailed the owner who ignored my complaint. The whole structure could be considered as dangerous as it was so run down. I complained to Booking.com also, who did not reply. After arriving in the dark, I stayed one night and thrn left.

    The location and atmosphere.

    The rooms are not well maintained. Our family stayed at two rooms. Bathrooms in both rooms were dysfunctional. Cleanliness is the worst part of this accommodation. Staff management could be improved.

    Breakfast was great (available pure coffee and fresh foods) and foreigners especially from europians will love their location as sea is really closed with hotel. As this resort is for the purpose of Eco, I really love the idea of their location and things (like they use solar enegry and they plant alot of tree for shades and safety).

    If the hotel compound is neat and tidy, that would be much better.

    The food was fantastic in taste and very interesting. It is a tranquil little spot that made me feel at home. Oliver ensures that a personal touch is made with how relaxed the environment is. An unforgettable experience, where the friends I made had been coming there for repeat stays and I can understand why. Great value for money and the location is out of a picture book. Central and easy to get to most places on foot. The rooms are simple and rustic, but have everything you may need. If you need anything else, they were happy to help where possible. Towels were replaced upon request, along with a sweep of the rooms. [You have to request housekeeping.]

    The lack of water pressure meant it was a bit difficult in terms of being able to wash up [just takes a bit longer. The very long time taken for breakfasts became a bit of a frustration, even with my having read up on reviews to prepare myself, I did not think that it would take so long. A thorough clean of rooms would be appreciated - I enjoy the rustic look but the overall hygiene was left a bit wanting.

    Absolutely the best place to stay for a budget traveller. Right on the beach. And the owner Oliver is special. He will help you with anything he can. Been living here for +25 years. One of my favourite places in Myanmar. Big airy rooms with lots of space. Private bathroom. He is also a chef if you like good food. I was lucky to visit during "the situation", hardly no tourists. So lucky. Can't recommend enough....

    Just like the 1990s. More like a temporary home than a resort. Excellent food. Ocean front rooms have are just 10m from where the waves break at high tide. Service is VERY laid back (just the way it is supposed to be a place like Ngapali).

    If you are expecting top facilities and service, this is not for you. But, hey! What were you expecting at this budget range?
