    They clean the room only if you drop off the keys at the reception in the morning, had to ask them for replacing the Coffee cups which were unwashed, coffee sachets etc. Basic room service needs improvement. When checking in, no one was at the reception desk for 10 to 15 mins to help us check in.

    Fantastic location, right in front of otres beach. The restaurant attached has excellent food and very affordable too. Large enough room, but basic.

    The resort looked a bit run down. Our room was noisy, it sounded like rats or mice running around in the roof cavity which kept us up both nights. The mattresses felt like we were sleeping on a plank of wood. The basin & the shower could do with a deep clean as there was a lot of mold in between the tiles.

    The location was great, it was right across from the beach & it was easy to get around.

    It needs a little bit of love/updating, and while it was no problem for me they need to fix whatever leak or layout issue that allowed the monsoon rains to flood the lobby.

    I was staying overnight in order to catch a plane the next day so for me the location on Otres was perfect - walkable beach w/o anything spectacular, just nice. The room was great with a balcony and a view of the pool and beach. Breakfast was very good with a combination of buffet and omelets to order. Water temp and pressure good. Staff nice. Lovely pool and a nice pond w fish at the entrance. Ah, and a nice little garden.

    Rooms are quite old and need to get renovated. Bedside lamps don't work. Prices are too high for such poor maintenanted rooms.

    The beach is across the road. Quiet.

    The beds were extremely hard, making it difficult to sleep. There were several power interruptions, and while the hotel had a generator, the power kept going out again during the night. Another inconvenience was the lack of direct access to the reception area. Guests had to go down to the lobby, as there were no phones in the rooms. The amenities were also lacking - some bedside lights did not work, some sliding balcony doors could not be properly locked, and we couldn't find the switch for the ceiling fan, which was on the entire time unless the room key card was removed. The lack of basic toiletries like toothpaste and adequate soap was frustrating. Additionally, one of the rooms we rented did not have a hair dryer, and two of the rooms had a slightly unpleasant smell. Overall, while the location and pool were pleasant, the numerous issues with the rooms, power, and amenities made for a disappointing stay.

    The hotel's location was great, and the pool area was nice.

    Certain rooms face the street, which may result in some morning noise. The noise insulation in these rooms is not ideal. No massage available.

    Lovely hotel conveniently situated with direct beach access (just cross the street). The beach is shaded by trees, providing a perfect spot for kids to play in the sand. The seafood restaurant offers excellent cuisine with a sea view. The rooms are comfortable and offer family-friendly arrangements. While not all staff members speak English, there's always someone available to assist with communication. The hotel feels secluded from the bustle of Sihanoukville, giving the impression of being on an island getaway.

    We arrived in the afternoon, they'd had a few people in the restaurant but unfortunately we sat at a table with obviously used, unclean linen, that they never changed but then changed all the other tables. Not sure if they were shy or just inattentive but several times had to find someone to place an order and ask/ pay the bill. Disappointed, we chose to have our dinner elsewhere. Although the room was lovely, the curtains were dirty, yuk, walls were marked, maybe blown plaster. Bathroom was tired, clean but as paid more for a luxury room was expecting better.

    Beautiful location facing the beach. Beautiful pool. Lovely balcony overlooking the pool with comfortable seating. Spacious room with air conditioning. Check in easy, friendly reception staff. Ordering a taxi at reception for the airport was easy too.

    Room facilities were limited and dated, bathroom in particular was old, hot water was intermittent (had a few cold/luke warm showers), fridge was very small and not cold, hotel very close to beach but not much else around

    There was not much to do in the area, but if you come for beach and sea it’s perfect. We were there not in the weekend so it was quite calm. The story of Sihanoukville is a bit peculiar, but that has nothing to do with the hotel.

    Room was nice and pool seemed good too (I didn’t use the pool). Staff was accommodating and helped us when we didn’t have hot water. All was ok. For breakfast we asked to make some eggs and the prepared a nice full breakfast.

    The biggest problems for us was that they promote a Spa and Wellness Centre. When they don’t have one. You simply tell them at reception and they book a masseuse to come to your room. But it was super expensive. They really should remove this from the facilities. Additionally, the manager seems to have a lot of VIP parties. We were there for 4 nights and two of them there were parties. The first one went until mid-night and was very loud. We were very unhappy and complained when we noticed them setting up for another party. The staff responded by moving the party into a private room. Which kept the noise down. We were very grateful to the staff for arranging this. However, the manager needs to prioritise his guests over his VIP friends.

    Naiya Sea Resort was a really enjoyable stay. Very relaxing and perfect location for what we wanted. The room was comfortable and clean, staff pleasant and helpful, and the pool is big and well placed.

    Aircon is not colder and there are leaking of water from aircon. No sound proof, and very noisy almost mid night. Internet also very slow.

    The breakfast needs improvement. Some of the staff needs to be more professional.

    Good hotel with a great location, just in front of Otres Beach. I really liked the surroundings of the hotel at night. It is possible to arrange bike rentals from the hotel.

    The smell & noise. The soundproof is not good. On the other hand, I requested for check in earlier without extra fee, they agreed and promised to keep the room for us. Then, when I came, the staff refused and asked us to wait. We asked for check out later and paid extra fee, they changed the room and we could check in early. 😅 it's funny and a little uncomfortable.

    It was very dirty and outdated. Had mold in the room and bathroom.

    Room service food was wonderful. Air conditioning and fans were great. 4 beds in the family room were great.

    Such a great property and I’m so happy this resort is located out of Sihanoukville centre as I wouldn’t have enjoyed staying there. The staff at this resort are so wonderful, kind, lovely and helpful. I was able to book a ferry through them to go over to Koh Rong Island for the day. They were so patient with me when I was trying to work out where I would go to catch the ferry and eventually we worked it out as I was catching an early ferry. It was great having a restaurant as I ate there each night as there are some other places to go nearby but this was so easy and convenient. I only had breakfast one morning as I’m not a breakfast person and there was plenty on offer. I was able to use a bike from the resort and ride along the beach and into the city. The bikes are a bit old and I did have to go through a couple of bikes to get a good one. My room was great and looked out over the beach and had everything I needed. The air conditioning was ok and having a fan helped as the position of the system doesn’t quite work in the room especially with how hot the days get. The pool was great and on one of the days I pretty much had it all to myself.
