How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

Verified reviewIt was a great place with all the amenities (including some snacks and drinks included) and very close to everything. The sunset from the balcony was amazing and had a 360 degree view. The hot tub was also amazing. The whole team was amazing and helped organise last minute massages downstairs and reservations for dinners and the WhatsApp communications were very prompt. They went out of their way to make sure everything was amazing for us. We would highly recommend this place! Hopefully we can visit again soon!

Verified reviewDimitris was a gem - he went above and beyond to ensure we had all we needed, and checked in on us daily. When Gold star ferries cancelled my booking the afternoon before I was leaving, he helped me organise an alternative ferry. He also orgnaised a porter to carry bags.

Verified reviewThe apartment has the best location you could wish for. It is at the highest point of the old part of Oia, providing a panoramic view of the Caldera, the sea, the island of Thiru and the town of Oia and Fira. It is right in the city, at the same time it is within reach of parking, shops and restaurants. The amazing Maritime Museum is right next to the house. Right in the house, on the ground floor, there is a wonderful wine shop and a massage studio in a beautiful, pleasant environment. Very friendly and kind people work here. We recommend visiting! The apartment has a wonderful, large terrace with a view to the front of the Caldera, as well as to the north to the sea. It is absolutely great for watching the sunset and even better for enjoying the night view from above of the illuminated town of Oia, Fira, and the Caldera from the hot tub. Famous. We also enjoyed absolute privacy, no one was in the neighboring houses during our stay. The apartment is very cozy, pleasant to stay in, tastefully and completely equipped, clean. A large dressing room, powerful quiet air conditioning, plenty of towels, pillows and decorations are pleasant. We appreciated the large, comfortable bed with a sea view. The terrace is also well equipped, it has a large, shaded reclining double deckchair, a hot tub, umbrellas, plenty of seating. It's really big, it surrounds the apartment and you can use the part where you feel comfortable depending on the time of day... in the sun or in the shade. What totally shocked us is the silence. We slept completely undisturbed for the whole week, which was an unexpected big bonus for us. The hosts, especially Dimitris, are very helpful, helpful, friendly and always within reach. On arrival we were delighted with refreshments, food, wine, fresh fruit, coffee and water to welcome us. Definitely recommend.

Verified reviewI spent a long time researching places to stay in Santorini, and I ended up choosing Villa Oasis because it had wonderful reviews as well as having fantastic facilities and a brilliant location - so I knew it would be good. But experiencing it, and staying there for a week exceeded my expectations and more! The villa is in the best location possible, yet provides you with the privacy you wouldn't get in any other accommodation in Oia. The wrap-around balcony is an absolute haven, and makes dining in even more spectacular than dining out. Every single detail has been thought through meticulously and we didn't find ourselves in need of anything! Staying in this villa allows you to enjoy Oia authentically without feeling like a tourist. Dimitris was such a wonderful host. Attentive, but non-intrusive, and always on hand if you needed anything at all - which we didn't apart from to let him know how much we were enjoying ourselves! I couldn't recommend Villa Oasis enough, and the small team that runs it deserves every success for the future.

Verified reviewFabulous views of the Caldera, sunrise & sunset. Good sleep in a very comfortable bed with minimal outside noise. Outside space was exceptional, spotlessly clean, a new jacuzzi, a large day bed providing excellent shade from the sun and plenty of outdoor seating along with a large table for alfresco dining. Our host Dimitri was a gem, he met us at midnight, took us to the villa and gave us a tour of the property. He was super friendly and very accessible either via text or at the shop below the villa and so helpful (and patient) with our planned activities. We could not have asked for more!

Verified reviewPerfect location, set back overlooking the hustle and bustle of Oia’s main strip. The property achieves a perfect blend of privacy, luxury and convenience. Amazing views of both the caldera and of the sunset, plus a great host! Would stay there again without hesitation.

Verified reviewThis accomodation was better than we hoped. It's so incredibly cute and well appointed. The host and his family all contributed to our visit and we loved our stay. The location is remarkable. It couldn't be more central and we dropped down to street level and were instantly amongst the village attractions. The view from the rooms and deck is excellent offering perhaps 120 degrees of unbroken view of the caldera. Most important, it offers another 90 degrees of the sunset and ocean, above all the tourists hanging onto the edges for a glimpse. Amazing and a credit to the host.
The property is newly developed, so they have some simple and obvious loose ends which they're working on. You do get a little noise from the street, but it's no problem and atmospheric. There are building works (dormant) that when complete will shape the eventual views from the West deck, but there's view to spare so no issue. We perhaps would have liked a little washing machine.

Verified reviewThis is a wonderful place and Dimitris is an excellent host. I looked at many places and chose this in large part because it is filled with light (unlike cave houses) and sits above the main pedestrian walkway so you have the rare (in Oia) combination of a fantastic view (especially from the HUGE wraparound terrace) and privacy. It is above his mother's wine store and his sister's spa, both of which I visited and enjoyed. Once we arrived and saw how many of the cave houses are situated so people constantly walk right in front of your space (or into it, as people simply ignore signs about not entering private areas to improve their photo angle by 0.0002%), I was even happier we chose Villa Oia, where we were 15-20 feet above the action). The space itself is very comfortable and well-stocked. If you have any hesitation based on the loft bedrooom, we did not have any problem and we are both 66. There are a fair number of stairs to get into the Villa, but if that is an issue, Oia is probably not a great destination. Demitis arranged our pick-up at the ferry (and to the airport when we left), met us at a location very close to the house (another plus compared to many other options: it's a short a walk from the main drop-off point), helped us with our luggage, and gave us a good orientation to the house and the area. While we were there, he was gracious. charming, very responsive and helpful. He arranged a car rental that picked us up at a nearby location and cost 1/4 of what I had seen on-line (which would have required a 50 euro cab to/from the airport). It was a very different experience from renting from Hertz, but it was all fine for driving around the island for a day, which I recommend unless you are an anxious driver. He also got us into a restaurant that I couldn't get through to. A wonderful experience. I would definitely rent again and recommend to my friends. If it's in your budget, rent it.

Verified reviewBest view of the Santorini blue domed church & Sunsets, from the comfort of our apartment. Hard to beat, enjoy the beauty of Santorini from this amazing apartment
Everything was perfect, only thing which we were missing was breakfast, of-course in fully equipped kitchen, we could have cooked it as well but like other luxury places, if there is breakfast facility then it will the best

Verified reviewThis villa was absolutely amazing, from start to finish and over the 3 nights we stayed there we had the most wonderful time!! Dimitri met us where the taxi dropped us off and took us to the villa. He was so incredibly helpful and informative and nothing was too much trouble for him. He even wanted us to let him know if there was anything at all that could help to improve our stay....there was not! Everything was exceptional, we also met Dimitri's Mum and sister. The whole family helped to make our stay so special. The jazuzzi on the huge terrace area was to die for with incredible views over Oia town. Would love to come back and stay another time and would definitely recommend this villa to anyone wanting an amazing holiday in Oia. A big thank you to Dimitri and family!!
Absolutely nothing!!

Verified reviewWe liked everything! The location was central to all of the sites, shops and restaurants in Oia. The property was recently remodeled and is adorable. The host Dimitri helped us book transport to and from the airport, helped with luggage, booked dinners and boat cruise for us and advised on tours. The wrap-around private balcony with a jacuzzi and views of the Caldera was incredible. We wanted a rental that was not a tiny cave. We also wanted more space for a 5 day stay with a great view. I highly recommend this place!
Nothing. We travel all over and I can honestly say I had no complaints at all about this rental.
