The location of this property was amazing. So central to everything in Oia. The staff were so lovely, accommodating and welcoming. The views from the room were insane, being able to watch the sunset from our porch. The only thing to be aware of is there are a lot of steep steps that can be slippery to get to the property.

Considering its located in the famous sunset spot in santorini, the crowds gather up on top of the hotel to see the sunset and for this hour you barely have any privacy (all understandable staying the hotspot of the island)

Visiting Santorini with my wife, we decided to do it right and pay for right room with views and the convenience as we will probably only do it once. This hotel is it. You literally dont need to go out, it has sunbeds and an outdoor jacuzzi directly facing the sunset where people from all over the island are coming linning up on top to see while youre just chilling on your huge terrace with your drinks. Interior was so unique carved into a cave, large with kidn of a living room, bedroom kitchen and a bathroom.

Everyday we have to pass through a slippery staircase back to the hotel, but not really related to the property itself.

We can enjoy spectacular sunset from the terrace of my room, the owner is very friendly, at first I am a bit worry about the negative comment for this hotel but it is not true from my point of view. The jacuzzi is also very nice.

The quality of room, the view and the staff.

The cave room was beautiful and extremely clean upon arrival; staff kept it clean each day. The A/C work well but wasn’t needed at night because of windows and a ceiling fan that was more than adequate. The hot water heater provided showers with ample hot water. Breakfast was plentiful and arrived each morning at the time we scheduled. The staff are kind, knowledgeable and efficient providing help with all our arrangements. The porter and maintenance worker, NiTai, was the best and insured all our luggage was transported to and from the transportation drop zone. This is a wonderful boutique hotel.

As the apartment is overlooking the three domes viewpoint, there is always a queue of tourists lining up outside the suites (but this cannot be helped).

The location is amazing with the most incredible views over the three domes. The hot tub on the terrace was wonderful to cool off during the day. The breakfast was very good and served very punctually each morning. The staff were very friendly and the owner gave us several very good recommendations for dinner. The room itself was very clean and exactly as described. The cave suite was very unique and we thought this property was excellent value for money and would highly recommend it to others.

Wow! What an incredible location and beautiful suite. The sunset views from the balcony are out of this world. I could not recommend more. Just felt like a dream from morning to evening. We spent hours drinking in the hot tub and taking in the view. The apartments are well ventilated and have great aircon too. Wish we could have stayed even longer.

We booked their transfer services to pick us up from airport. It was SO EASY!!!! It was amazing. They picked us up, carried our luggage to the room (there’s so many steps and it’s so hot - so this was so nice!). Check in was super easy. Everything was clean, and it was the most perfect location!!! Breakfast every morning was amazing as well.

The view from our suite was breathtaking. Watching the sunset from the jacuzzi while drinking wine was amazing. The host (Odisseas) went above and beyond to make our stay pleasant. He even arranged transportation for a stop at Aktrotiri on the way to the airport. We cannot say enough positive things about our stay at Theodora Suites. Thank you!

Some things to be just aware of that caught me by surprise a bit and perhaps wasnt expected for the most expensive hotel stay that we have personally stayed at in any of our vacations( although this is a 'normal' price for this area in oia) - you cannot control the the AC.. there is no remote . it is pre set to 22 degrees and you basically have to climb down to the switchboard next to entrance to turn off or on. - for hot water have to tun on switch( this was superr quick though so not to worry) - something that was unclear is that even though it looks like this is a private studio area with steps leading up to balcony.. there is caveat that the owner lives next door(shared common wall) and balcony right under ours/ right outside door . It definitely took away the sense of private romantic getaway a little bit. - owner is very nice. he has a puppy(i am scared of dogs and he was extremely understanding also to mention the dog is very well behaved and nice) - we asked for robes and slippers and was hoping we would have had them day 1 as well .. coz if there is going to be other people you run into every time going up to your balcony/hot tub and in swim suit you dont always want to wear some dress on top(i am bit shy) but he arranged for it for next day. - also the sun basically just set on this next to minimarket thing.. and not in sea.. so definitely still nice to see sun from tub but next day we went to oia castle to see proper sunset of oia

Listing all the many many positives :) - the transfer pre booked by host at ferry when we arrived was great on time - he arranged for a porter for the areas not reachable by transport. - he even arranged for half hour later check out time (i had asked if possible) and arranged for porter to take bags all the way to bus which was perfectly timed with bus schedule :) - the pictures of the balcony with hot tub and interior is accurate. we loved the view and hot tub!! - the VIEW from balcony is just surreal.. it was honestly just so beautiful. - the lounge bean bags are comfortable - the location to every view points and restaurants is unbeatable

As the hotel was in the heart of Oia someone came and met us to help carry our bags. This service was beyond helpful as we wouldn’t have been able to carry our case up and down the stairs/hills!
