    - dump smell all over the room even though the room was on the upper part of the property - dirty towels, pillows, toilet - missing toiletries - missing everyday cleaning service (not at all) - no contact with the host (even though I was prompted for texting in Whats App for better communication and welcoming)

    Our experience was extremely disappointing and did not match the listing description, forcing us to leave the property and book another accommodation at the last minute. Here are the main issues we encountered: 1. Lack of Communication We tried contacting the property several times through WhatsApp and the Booking.com messaging system but never received any response. 2. Unacceptable Conditions Upon arrival, we immediately noticed a strong damp smell and excessive humidity inside the room, most likely because the apartment is on the ground floor. This was not indicated in the listing. 3. Mismatched Listing The photos suggested the room would be on a higher floor, and we also expected one bed as shown in the listing, but we found two separate beds instead. 4. Health Concerns and Forced Relocation Due to the extreme humidity and poor air quality, it was impossible to stay there — especially if you are unwell. We had to leave the property urgently and make a new booking at an additional cost.

    The location, bus station, beach, restaurants are near, and a church in Santorini style.

    We stayed 7 days, room was clean when we got it, but never cleaned in our stay. The water is salty, you can’t make a proper shower or clean yourself. The AC is working when it wants, several times woked up full of sweat because it stoped working.

    The proximity to Perissa Beach was great. It was clean.

    The beds and pillows were very uncomfortable. The mattress was like lying on a board, and the pillows were very lumpy. There were no amenities except two small discs of soap. Plus, the only trash can for three days was the one in the bathroom for toilet paper, which was never emptied.

    The position is really close to the sea and restaurants. The room is very big and the bed comfortable.

    Our Room was downstairs at the back without sunshine, for that reason the room was humid and it smelled like mould. Thankfully there was the dehumidifier which helped a little, but every time you leave the room it stops as well because there’s not electricity. Something I would suggest is to put a curtain or a glass in front the shower, so the bathroom doesn’t get wet. During check out, exactly at 11:00 someone knocked on the door asking us to leave, which I didn’t find politely.

    Absolutely nothing. I'm a professional hotelier on Canary Islands and I never ever had such disgusting experience like here, even traveling in 3rd world countries.

    I booked a double room with a terrace for my 10 year old son and me, we got a twin room in the basement without any terrace. That could have still been tolerable, but in the room was almost impossible to stay because of the smell of humidity and mildew. My son has some little problems with asthma and started coughing. That would have been already enough to leave the place, but checking mattresses they were absolutely disgusting and full of spots of mildew, blood and, possibly, other stuff (as visible in the pics I add to the review). Same thing for pillows. I asked the property to solve the problem by giving us another room. I didn't get any answer, after calling a second and a third time they even stopped to pick up the telephone. I had to find another accommodation (Thera Incognita Studios, that I highly recommend). I paid the second accommodation 50€ per day (even cheaper than Aegean Studios) and I was able to enjoy the rest of the holiday with my son. Nevertheless the experience with Egean Studios was absolutely horrible, I noticed Booking.com and I'm still waiting to be refunded.

    The location next to beach and mini mart was great.

    - There was not a single sign to show us that the building was in fact Agean Studios (our taxi and us all struggled to find the exact building for ten minutes). - It was very difficult to get in contact with the company (not answering texts or calls from us). - We finally got in contact with someone and asked where the building is / where we check in and their response was “number 12, the keys are in the room.” We found it very strange that there was absolutely zero human interaction during the entire stay. We checked ourselves in and out. - The room smelt bad upon arrival and throughout the whole stay. The shower was too small to barely use / if you did attempt to wash hair the rest of the room got wet. - The room did not feel clean including the bed.

    We almost cancelled our booking after reading some funny reviews from people expecting a five-star luxury palace with someone waving a fan over them at the pool! Let’s be real—Aegean Studios is not a luxury resort, but it’s perfect for the price. The rooms are clean, the self check-in is super simple, and you’re literally steps from the sea. If you want marble floors and 24/7 service, this isn’t it. But if you want a chill, clean place to sleep after the beach, you can’t beat it. As always: you get what you pay for!

Newsflash: it’s a great-value studio right next to the beach, not the Ritz! For what you pay, you get exactly what you need—super clean rooms, ultra-easy self check-in, and you’re honestly a minute walk to the sea. The location can’t be beaten, and if you want black-sand luxury, just take your towel and stroll 100 meters! Don’t expect gold taps and caviar breakfast, but you’ll get a comfy bed, working AC, and the freedom to explore Perissa on foot. All in all, we were super satisfied and think the value matches the price perfectly.

    If you want a no‑stress base in Perissa, Aegean Studios nails it. Self check‑in instructions via WhatsApp means you’re settled in within minutes—no waiting around. The studio was neat as a pin (once in, I looked for dust and found none). You are about 100 metres from the beach, so barefoot shore access is real. As soon as we stepped inside, the room looked spotless, like someone vacuumed the sand off the walls (even though we hadn’t brought any). The location is ridiculously good: cafés, shops, and the beach literally in under 2 minutes walking. We headed down to the black‑sand shore in seconds.     The price for the room was the best, literally the cheapest available. It was a very good option for someone traveling on a budget or/and looking for something very basic without any expectations. The place was relatively clean and close to the bus stop. Also fine for spending one night on the go for having an idea of Perissa and then moving somewhere else for more comfort (which we also did). One night was more than enough, we didn’t want to stay any longer.

    Although WhatsApp is noted as a preferable way to communicate with the property, there is absolutely no live communication apart from way description video sent and some basic information. WhatsApp call is not available as well as questions have not been answered. Humidity smell at the room from the shower, the room cannot be properly aired with one tiny window available.

    The communication in the arrival , a bit difficult to locate because was behind the street. And the water of the shower was salty. There wasnt window in the shower for the ventilation.

    Stayed for 4 nights and really enjoyed it. The room was clean, AC worked fine, and check-in was super easy. Just messaged the host and got everything — even a video! Location is the best part: literally 1 minute from the beach and close to all the food spots. It’s not luxurious, but honestly, what do you expect at this price? I think some people expect Zeus himself to carry their luggage. 😂 I’d definitely come back.
