Little family hotel just step away from the fortrees. The hosts wellcomed us like we are family and made our stay (unfortunatrlly just for one nihgt) so pleasant. The room was clean, the view of the fortress from the terace and we were offered homemade vine, the tea and coffee were always available in the sitting area. And the breakfast in the morning was so rich and tasty with fresh homemade dishes, the hachapuri from Bella was so delicious. We really recomend this place to stay if you are in the area.

The room was perfect, clean and tidy. The hosts are very welcoming, helped us parking and offered us wine. They are the warmest people we met in two weeks in Georgia! Breakfast is very good and there’s plenty, we didn’t need to eat anything else until the late afternoon. Very close to Rabati Castle and to restaurants area, you can easily walk everywhere.

Our welcome to this property was more than a home coming. Both the Owner (Seiran) and his wife (Bela) were like close relatives….welcomed us with bottle of Wine, Coffee and other amenities. They were practically restless and eager to make our stay as comfortable as possible. Such homely treatment is totally unexpected in today’s materialistic world. We intend to give a score of 15 out of 10 (!!!). Any person visiting this property will not regret and the real value for money. I wish if I can visit and stay again from a far off place of India.

Could not find any negative points for this property except some occasional sound of nearby wood cutting (saw) work.

Amazing location — just steps away from the fortress! We received the warmest and most welcoming hospitality we've experienced on our trip. The apartment is cozy, quiet, very comfortable, and spotlessly clean. A perfect place to relax and enjoy the area. Highly recommended!

We stayed here for just one night, but it truly exceeded all expectations. We thought it would be just a quick stop — but it became one of the highlights of our trip. From the moment we arrived, we were welcomed with warmth and genuine care. This is real Georgian hospitality — heartfelt, sincere, and unforgettable. We felt more like family than guests. And the breakfast was incredible — homemade, fresh, and absolutely delicious. Every bite was a joy) If we had known how wonderful everything would be, we would have happily stayed longer. We’re very thankful for the experience and will definitely come back. One of the best stays we’ve ever had. 10/10!

we had a fantastic stay in Hotel Julia, the hosts are so friendly and helpful, the location is also top. The breakfast was unbelievable, more than enough choice and so tasty, what a great way to start the day. Overall I kan highly recommend this hotel.

The whole family is very kind. I couldn"t forgot delicious breakfast and wine, cookies,candies..... They give us detailed tour information. We went beautiful sapara monastery. We are traveling in beautiful and tidy Armenia now.

Cleanliness, friendly and warm welcome, delicious breakfast, comfortable bed, it was a 10-star accommodation as the reviews said. He offered to drive us to and from Vardzia for a low price, and his safe driving was so comfortable that I fell asleep. He waited in the parking lot for more than two hours until we finished visiting Vardzia, without any time limit.

Very nice beds, shower, view, and most importantly the hosts were extremely friendly and I never felt so welcome at a hotel before. God bless the people who host this as the man even offered his own wine and I drank the whole bottle in one night and felt great the next day! Not only that, but the breakfast was amazing and they couldn’t have done a better job!

Beautiful hotel with the most amazing owners. The rooms are spotless clean and cozy, the breakfast is amazing and the owners are the most wonderful people. Highly recommended to stay here, we had the best time.

The hosts are extremely friendly and accommodating. The breakfast was one of the best we ever had. We had a very pleasant stay and would rate them 11 if this were possible!

We had a perfect stay and the host are lovely and welcomed us with cake and wine. The breakfast is really tasty with a lot of different options to choose from.

The perfect 10 rating is absolutely deserved - Julia and her husband are lovely people and their hospitality was just exceptional. The breakfast served was amazing, especially the home made khachapli! The best guesthouse-stay-experience ever!

Wonderful welcome from our hosts when we arrived - a nice cup of tea and delicious homemade cake. The rooms were spacious and very comfortable. Breakfast was a feast with plenty of different dishes to choose from - it was a good start to the day. The husband now offers trips to various places in his car. We went to the caves at Vardzia - an amazing place to visit. We stopped at several places on the way to take photos of the wonderful scenery. The next day he took us to Gyumri which was the next stop on our tour. He guided us through the border crossing and we felt safe and comfortable in his car at all times.

Everything was perfect! We saw the true meaning of georgian hospitality. Breakfast was delicious, the house (clean and beautiful and with actual parking space) is vis a vis the castle and the best restaurant. Owners are amazing, kind and helpfull. 100% recommend, we will for sure come back!

The hotel is located two steps from the castle. Exemplary cleanliness, beautiful and modern, everything of quality. Very welcoming and warm hosts, they make you feel like family. The breakfast was amazing, you actually have a table full of everything, the best in all of Georgia. Thank you for everything! I highly recommend, 10 deserved!

They treated us like their own family and we felt at home. We had a wonderful breakfast and happy stay there.Hospitality of the host is remarkable. The location of the stay is right in front of the castle and we enjoyed the ambience.

The hotel is quite nice and the hosts are just wonderful!
