How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

Verified reviewExceptional. Beautiful retreat with own garden, lots of birds, bees and simply being as one with nature. The room was immaculate, bed super comfy and wonderful shower. A rare retreat where you feel far from the beach bustle on a fabulous organic nursery. Would recommend to anyone looking for a little time away with nature but close to the coast and some fantastic places to eat.
Everything was perfect. Faultless

We can only echo everything that has previously been said and highly recommend Three Oaks to anyone looking for beautifully furnished and well equipped accommodation surrounded by amazing gardens and with stunning walks on your doorstep. Verified reviewDebbie and Howard were fantastic hosts. Very helpful, thoughtful, and went the extra mile for us on our stay. The property was very well laid out, very comfortable, very clean with everything that you could need. The location was ideal for us, lots of wildlife and wide flowers. It was very peaceful and tranquil. There is a good bus service outside the nursery to Chichester, Bognor Regis, and Selsey. The bus number is 51 and it runs approx every 20 mins. We both had a fantastic stay and would recommend this accommodation to anyone. Thank you, Debbie and Howard. Darren and Tracey.
Nothing to dislike.

Verified reviewProperty was beautifully decorated and extremely clean and cared for. We had everything we required. Debbie had also left breakfast cereals, fruit, yoghurt, butter, bread, jam, milk and orange juice which was a lovely touch and very thoughtful. It was set in peaceful surroundings, the garden was secluded with seating outside to enjoy the sunshine.
There was nothing we didn’t like

Verified reviewThe room was absolutely lovely, with all facilties (apart from limited cooking) and a splendid view over the garden. It's right out in the sticks, though there's a decent pub (not cheap) a mile away, reachable by a very unreliable bus service (I wouldn't advise walking unless you're confidant about your life insurance; it's a busy main road with no pavements)
Although it's not obvious when booking, be aware the 'breakfast' is diy, and limits you mainly to cereal or toast, neither of which are my scene (though I did manage a cheese toastie and a re-heated pie). The owner did kindly offer to get me some eggs, but the only means of cooking them was a microwave - tricky. The shower could do with a caddy to hold your bits and pieces. Also, if you're relying on the bus for transport, don't - there's a stop just outside the accommodation, but Stagecoach reliability is abysmal; published timetables are speculation.
Thankyou for your review. I do feel I need to respond by saying my room is advertised as bed and breakfast, not self-catering, and the breakfast is listed as continental no cooked option. Breakfast is set up in the room so guests can get up at their leisure and help themselves. I am sorry the bus service was not running well, having not used the service myself it is disappointing to hear it is poor, but please appreciate their is very little I can do about it. As far as the road goes, it is the main road in to Selsey, so it does not really have a pavement and is very busy. It is not suitable for walking along. If I had known you were experiencing these transport difficulties, I would have happily given you a lift in the car.

Verified reviewIt was comfortable, had an excellent bathroom, parking and breakfast was provided in the form of cereals, milk, yoghurt, coffee & etc etc. The location is secluded and peaceful with a lovely lawn and sitting area as part of an astonishing wooden house based on ideas from Papua and New Guinea round and long huts. Eclectic! Our hosts run an organic market garden and this is just the most peaceful and secluded place.
The room was rather warm because of the weather and wooden construction.

It was perfect just wish I’d stayed longer.

Verified reviewThe property was spacious immaculately clean and comfortable. So much thought and care has gone into preparation and design. The icing on the cake was the beautifully peaceful location with the French windows opening onto the private sunny terraced area overlooking the garden with ample seating to sit and have breakfast listening to the bird song.
Having to leave after only two nights! Genuinely couldn’t think of anything lacking.

Verified reviewThe room was tucked away in a lovely private area, very quiet and peaceful. Easy parking, a short walk to the room but easy access with no stairs. A comfortable, cosy room with everything provided for a relaxed breakfast. Lovely decor and furniture. Large modern shower and sink. Everything spotlessly clean. A private seating area outside room to enjoy the peace and quiet and watch the birds and night sky. A pleasure to meet Debbie and Howard the owners who were so helpful when my husband was taken ill unexpectedly, so much appreciated. All in all a great place to ‘get away from it all’, highly recommended.

Verified reviewThe variety of breakfast cereals was good, and included a GF muesli for those who needed it. There was a quality sliced loaf, butter pats (remember to take them out of the fridge in good time), marmalade, jams, honey and peanut butter, as well as a variety of milks, some fruit and some yogurts. The gentle underfloor heating was brilliant. It was a delightfully quiet spot, and the extensive garden was lovely to sit in, to enjoy the sunshine and watch the birds and squirrels. The hosts were helpful both in person and through messaging. A delicious Crab Sandwich for lunch at The Old Piggery, just down the road, is highly recommended.
Washing up was a little challenging, but we developed what we felt was the most practical and efficient way of using the equipment provided. There were instructions for leaving it for the host if we preferred. The entrance was a little off-putting, but the property behind was lovely.
