How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

Verified reviewThis is my second stay at this property. Host is very pleasant. Fast communication and made me feel very welcome. Property is very clean. Comfortable, Quiet and has excellent transport links to get to central London. Plenty of restaurants , coffee places near by . Highly recommended this stay .

Room was advertised with a private toilet and shower. The toilet and shower needed to be accessed in the shared kitchen thats rented out with a bed in there with somebody sleeping so the bathroom has no privacy,to access your room from the front door you have to walk past someone sleeping so It's not private at all also the garden at the back is more like a dumping ground.Im not normally fussy where I stay as long as it's clean and private but I wouldn't recommend staying there unless you rented the whole place with friends. At one point the person sleeping in the kitchen just walked into mine and my wife's room when we getting ready.The room itself weren't too bad.
The listing photos are shown clearly that the private shower room and toilet are in the kitchen with a fully blocked wall and door. I saw the door has been pushed hardly broken. And the distance to Wembley should be checked after you booked here by 15min Uber and 30min bus.

Verified reviewAn excellent location to get to Wembley Stadium as my son and myself were going to see AC/DC that day. The premises were very clean and tidy. Excellent value for money. I think we met the owner, and she was very friendly and polite. Would certainly use again if an overnight stay in London is needed.

A bit of a strange setup … think the owner(s) also live in the same house and you are having to sharing kitchen/living space with them too. It felt like we had intruded into their house. Our room with garden view was obviously used for other purposes too and it felt like it was turned into a guest room with a stow away bed, which would be fine for friends staying but felt disorganised and unwelcoming to paying guests. No towels were to be found in the room or bathroom. Bed was uncomfortable with pillows not fit for purpose. Bathroom was full of half used products. Toilet was super small.
Hi there, firstly sincere apologise for the towels which have been washed and dried in the washing machine. Secondly, the description is very clear that this is a live in host house and you booked ‘one double room with garden view’ and kitchen living room is shared. But obviously you didn’t pay attention at all. This affordable price is obviously not an expensive hotel rate😂. Thirdly, the toilet picture is shown on the description with the same size but again you didn’t check before you booked. Fourthly, the toiletries in the shower room are for the guests to use so they will be huge bottles of shampoos , conditioners, shower gels, body lotions, face cleansers, hand soap etc which I prepare for the guests who didn’t bring their own toiletries. Fifthly, the double size mattress is worth £700 from Ikea. And You enjoyed the big TV and free parking slot. I am sorry to hear you did not sleep well but next time maybe check the pictures and descriptions before booking.

Verified reviewEasy to find, parking space a big bonus. Lovely quiet location. About 3 miles from Wembley stadium, which is a 30 min taxi ride. 5 minute walk to catch a bus to London. House lovely and clean and the owners were very welcoming and helpful. I slept really well in a lovely comfortable double bed. It was very warm when I stayed but a fan was a welcome addition.
Sharing a bathroom with the owners but it was not a big deal in reality. Some of the plug sockets were difficult to reach due to the headboard, but an extension lead would get round this problem.

Verified reviewFor this price it was a great place to stay with three people going to a concert at Wembley Stadium. We used the three-people bunk bed room, which is a bit cramped when the third bed is folded out, but all beds are comfortable and facilities are great and clean.
