Clean, comfortable and conveniently located . Good communication with Ryan the proprietor re access. Room clean and comfy. Plentiful self service breakfast of toast, cereal, yogurts, fruit juice, tea or coffee. Easy walking distance to train/bus station. Close to Union St and town centre

The staff were lovely, very attentive. The room was spot on- had everything you'd need, and it was clean.

The floorboards on the room above can get quite squeaky.

The room was very spacious and clean. There is no staff located onsite most times - largely quite self-catered. But rooms are cleaned each day and ways to contact the staff are clearly written in the signages. The guesthouse is located near to the city centre and has lots of food places nearby. Also, there is no lift in the building and you need to climb flights of stairs to the rooms - more of a heads-up if you are coming in with a huge/heavy suitcase.

It was all good!

The location of the guesthouse is perfect to explore the city, very central and close to the train station. The bed was very comfortable and the room had a tea kettle and a sink even though a booked the shared bathroom. The check in was very easy and independent. The breakfast was surprisingly good. Toast with different spreads, different cereal, coffee and tea. I enjoyed everything.

Nothing really. The breakfast is really simple as suggested so it’s more like a fill-up. Better plan a real one if you’re hungry

£35 for one night nice stay with breakfast in city centre I guess this means perfect for me. Room is a little bit dated but very cozy

The (3) rooms at third floor are unsafe. There is only a single narrow staircase. If ever a fire breaks out on the floors below you are trapped. The manager shrugged his shoulders: then the fire brigade will rescue you. a rather disappointing to our question.The exit signs on floor 1 and 2 have been disabled. there is no way to escape via the roof.

Breakfast was absolute minimal. Not even a boiled egg. Most of time no staff is present in the building, but that is OK for a guesthouse. wwhen you need them they are very friendly and helpfull.

Excellent guesthouse! Central but on a calm street, very cozy, comfortable beds, very clean. Everything is well thought through. The host Ryan was very helpful with everything. Special thanks for using cleaning products with no smell. We would definitely come back

A seagull tapped on my window pane in the morning, which was kind of cute, but leads me to believe other guests had been feeding them from the window! Please don’t do this folks! I want to be able to open the window for some fresh air without feeling like Tippi Hedren.

Perfectly situated, clean, old-fashioned charm, excellent value for money, staff very helpful and amazingly quick to respond. Recommended.

Walls are very thin, luckily all guests were considerate and quiet. Breakfast (which in itself is a big draw for me) was very basic.
