We stayed as a group of 7 in August and had a fantastic time. The villa is modern, beautifully maintained, and fully equipped with everything you need. All bedrooms are spacious and come with en-suite bathrooms, which was a big plus. We especially loved the pool area and the roof terrace—perfect for relaxing and enjoying the sun. The location is excellent—just a short walk to shops, restaurants, bars, and the beach. The hosts were incredibly welcoming and provided great hospitality throughout our stay. We couldn’t have asked for more and would love to return to Fig Tree Residences in the future! Minor Cons: WiFi was a bit inconsistent at times. The fourth bedroom is located in the basement, but it’s very well equipped and comfortable.

Location is excellent, less than 100m from the main strip. Fully equipped kitchen, living room and pool area. More than ample storage in the fridge and freezer. Air-con throughout.

Nothing major, but WIFI was a bit sporadic.

Service, location and facilities. Every time I messaged I received an immediate reply, I would definitely return to these apartments, they are great for a large family.

No Wifi in the bedrooms though to be fair we were told it should have worked so maybe we should have mentioned it earlier, also 4th bedroom wouldn't be ideal for everyone (but our 19 year old found it fine, other than no Wifi!)

The Villa is in a prime location for the beach, shops, restaurants. The Villa has everything you need. Excellent kitchen appliances, comfortable beds and ensuite facilities. The Villa is safe and has a gated entrance and also private gates to accommodate a car. Many Thanks to Eleni and Kyriakos. The information App you recently introduced is to a high standard and perfect.

The villa is in a fantastic location a few minutes walk from the main street and beach. Every conceivable convenience was provided and the host's response to queries was always prompt and helpful. The villa was spotlessly clean on arrival and also recleaned during our stay (10 days). We would 100% revisit and recommend to anyone.

Everything was amazing.

Fantastic location. Exceptionally clean with well stocked kitchen facilities. Lovely pool/outdoor area. A welcome pack of wine/crackers and tea/coffee. All en-suite bedrooms were great. Very comfortable beds. Plenty of towels including pool/beach towels WiFi very reliable. Staff were really helpful, and when we had a minor issue at 6.30 am they attended immediately. 5 min stroll to the beach 2 min stroll to the shop 5 min stroll to the main street and restaurants

Some of the showers need upgrading as they leaked onto the bathroom floors Surrounding area of pool not properly cleaned as there was some glass pieces not picked up and my son got some in his foot Stairs to basement bedroom needs a handrail.

We booked a house for 9 people, the offer said ther is a 4 bedroom so we asked for extra bed. One bedroom was literally in the basement without windows and without the tarrace or balcony. Please see the pictures of what the owner is naming the tarrace of the room in the basement. When you are offering such a nice place how can you make one room so unpleasant. The pouffes for sitting outside were dirty.

Problem with electricity

Location of villa was excellent less than a five minute walk down to fig tree bay beach which is beautiful, less than 25minute walk to Green bay beach along the headland with beautiful views and lots of smaller coves dotted along the way. Restaurants ice cream parlours and coffee shops less than a five minute walk. Outside we had a lovely pool and table tennis for the children , plenty of outdoor seats / sunbeds for all of us. Rooms were a great size with on suites in all of them. Host was amazing any issues we had he was there within 15 minutes to sort.

We had an exceptional time at this great property in an outstanding location near Fig Tree Bay beach. Our family of four loved Protaras and this villa was perfectly situated to take advantage of everything it had to offer. Our kids ranked this as their favorite spot we’ve stayed at on our vacations I have to say the owner and service team were outstanding. Every question or request was responded to very quickly down to then booking our transportation back to the airport for us. They even accommodated our late checkout request for no extra charge when we had a late flight out on our last day. We would highly recommend this property for anyone headed to Protaras.

Absolutely nothing not to like.

I only have positive things to say about this house. First of all, you just can't beat the location: maximum 5 minutes of walking to the Fig Tree Bay beach and 2 minutes to the restaurants. Then the house had more entertainment that we could use: outdoor pool, biliard table, tennis table, jacuzzi and some card games. We were really not bored here. And then the design spoke my language! The house is perfectly split, has a nice open space downstairs with everything we needed, 3 bedrooms with their own bathrooms and balconies at the first level + one bedroom that we have not used in the basement, rooftop terrace, carpark, beautiful yard. The whole design was well thought. The owner was friendly, always available and replied all our inquiries really fast. What can I say? I could really not have asked for anything more.

There was nothing I disliked here. This house is a rare find and we were lucky to get it for our family vacation.

Great communiation from hosts

The basement room was for us uninhabitable. The room had a very strong mouldy musky smell and to me was uninhabitable.

Figtree villa residence 3 was easy to find, and it was spotlessly clean. Located extremely close to restaurants and bars, and the beach was only a short 6 minute stroll down the hill. Our rep, Victoria, from myexclusivevillas was amazing. she was so friendly and very helpful, she arranged for a replacement sunlounger within hours of our arrival as a wooden spar was damaged on one of the beds. Victoria also managed to provide a large grill for the outside bbq and also replaced the toaster as the original one kept tripping the electricity in the entire villa. We were due to check out at 11 a.m., However Victoria permitted our party to stay until 5 pm, which was absolutely amazing as our flight wasn't due to depart Cyprus until 10pm. Victoria is one of the best reps I've ever had the pleasure of meeting! Very relaxing holiday 😎

The only downside was that the 4th bedroom ehuch had separate access from the villa, and sadly, the room had no windows. Therefore, it felt rather claustrophobic. There wasn't sufficient space to hang clothes for two people. Not suitable for children or elderly guests, perhaps more suited to only 1 adult or teenagers.
