Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

United StatesNot the properties fault but you can’t get into the ocean from the beach. There is grassy bottom. Thee is a lovely pier with palapa but you can’t get into the water from there either.
Hol Chan is a beautiful property! Our unit was breathtaking! The location is directly on the beach. Dennis, our concierge, was helpful, attentive and reliable. The pools and property were impeccably clean.

United StatesThis is not the hotels' fault, but the mosquitos come out at night so be sure and have repellent if you are going to sit on the balcony. We were there in Feb and the weather was perfect.
We stayed in 4E. It was a top floor Luxury Villa and the name fit! It was beautiful, clean and had everything we needed. The view was amazing too! I would definitely stay here again and again!

CanadaOur condo was beautiful; interior and amenities (brand new pots and pans), bedding and comforts were perfect. The staff was so prompt on what’s app. The pool swim up bar was fun and friendly. There was only a few beach chairs and umbrellas but I didn’t struggle to secure one and find shade. The only downsides: 1. there is definitely no beach- the sea wall and the water was not app appealing and there was lots of trash in the water and vegetation. 2. The distance to town. It didn’t bother us a ton - and there was a great restaurant that delivered to the beach bar and the hotel - it was just down the road. But if you needed coffee or groceries - it’s a hike.

United StatesExcellent 5 night stay. We stayed on the ground floor, and the rooms were comfortable, with a great view out into the pool area and beach. The resort was quiet, with mostly families, despite being a spring break week. The kitchen had all the appliances, cooking utensils, pots, pans, dishes and glasses that we needed. The washer and dryer came in handy at the end of our stay to remove the salt water from our clothes. Bottled water was available from a large 5 gallon dispenser, which kept us well hydrated. The beds and pillows were comfortable. The bedrooms and bathrooms were ample, with plenty of counter and storage space. The showers were also spacious, with.hot water that was as hot as you wanted. Check-in and check-out were a breeze. Communication was great with Dennis, our concierge. They did not have late checkout, but Dennis arranged for our bags to be stored in the office and delivered to the watertaxi prior to our departure later that afternoon for a small fee. All the details were taken care of. They even had insect repellent, sunscreen, laundry detergent, and a local cellphone with a few minutes that we could use if needed. Just 2 drawbacks. The resort is 3.5 miles south of San Pedro, so travel into the city with a golf cart was a 15-20min trip. The last 2 miles of road to the resort were hard packed dirt, with multiple potholes and speed bumps, making for a bumpy ride.. The potholes were easy to miss, but did slow down the travel. We knew this ahead of time, and was no big deal, as we wanted a quiet place to stay. The second drawback for us was spotty cell phone service. Cell phone coverage was best near the back of the unit closest to the beach, although at times we only had 1 bar. The wifi, however, worked well for internet use. We also had 1 power outage around 4pm one of the days, which lasted less than 1 hr. All in all, a great facility to stay at.

United StatesThere wasn't a thing I would change about the resort but visitors to the area should understand that San Pedro doesn't have the facade of a Bahamas location. All the restaurants and shops we visited were wonderful but parts of the town feel a little unclean. We liked that tourists aren't funneled into only fake areas of town but just something visitors should know.
To be honest, I really don't want to write this review because selfishly I want this hotel and Ambergris Caye to stay our little secret. Our condo was spotless. Dennis was amazing and provided prompt reservations, insider tips, and recommendations. Richard booked a snorkeling trip for us and went out of his way to tailor it to our special requests. Edward makes the poolside drinks just like you like them. The size of the resort is perfect, enough guests to have a fun vibe but not so many that you couldn't always get a comfy lounge chair without having to come down at down and stake out your spot. We loved coffee on those beautiful balconies, watching crabs next to the seawall, and discovering new restaurants in town. Make sure you reserve a golf cart and explore the whole island.

United StatesThe property is located 3.5 miles south of the town of San Pedro, half the drive is on a dirt road. We rented a golf cart to get around town, which worked great when we were in town. However, the golf cart on the dirt road with lots of potholes was extremely bumpy. Just be prepared for a rough ride on the dirt road. Once you are at the property it is fabulous!
I liked our condo, it was clean, comfortable beds, had a full kitchen and laundry room. Staff was very friendly and helpful. Great view of the ocean, nice pool and the pier even had seating on it, great to relax on. The property has a concierge that will book you a golf cart, make dinner reservations, call a taxi for airport transfers, will book snorkeling & fishing guides that will pick you up at the private pier.

United StatesThe mosquitoes made it difficult to enjoy the back porch that faced the ocean. Driving into town with the golf cart was difficult due to extremely bumpy road conditions since the rain kept washing the road away. We were shocked that the road was not paved on a long stretch leading into San Pedro town.
Condo was very spacious and clean. Kitchen was well-stocked. It was quiet and felt private on the property grounds during our stay. View was beautiful from the huge sliding glass doors. We enjoyed the self-serve kayaking and paddle boarding and the four swimming pools. Edwin at Sunny Daze Bar right on the property was amazing!

United StatesA little further from town on bumpy roads but we liked the quiet. I also felt very safe even though it was a drive. The roads are well lit at night.
It was beautiful, clean and comfortable. We had everything we needed! Sandra the concierge is amazing. We were well taken care of! Edwin makes a mean spicy margarita and even figured out how to make my kids favorite chocolate drink! Richard organized our fishing and snorkeling trips, his team is amazing!

United StatesOur family of 8 had a great stay here. We were all impressed with how nice it was. It was great having the pool right out side and also the ability to walk right out to the ocean. Sandra was the absolute best and was so helpful in getting us our taxi to and from the water taxi, and helping us get a golf cart rental. Highly recommend staying here. It is a bit south of the actual town, but we didn't mind that. The kitchen was well stocked so we were able to get groceries and fix most of our meals. We went into town as needed and were able to enjoy our vacation! There were quite a few restaurants near by that were delicious.

There was not going to be any comlremlse to the issue until Sandra stepped in. Our next excursion was with a different company, not the one associated with the condo.

United StatesBeing so close to the marine reserve, I am a little surprised they don’t have their own boats/captains. We were able to charter a private guide. It was only a 10 min ride out to the Reserve and Shark Ray Alley, but was quoted $500 when i inquired with staff. That’s a bit of a racket, but if you are willing to look around, there are other options. I expected to be able to snorkel from the hotel. That’s not really an option. A boat is a must.
The staff were very helpful and on top of things. The room itself was outstanding, very big yet comfortable, with nice modern touches. The view was also beautiful.
