If I had to pick something it's that location wise it's a bit further out from the city centre (roughly 20 min walk) but if you're happy to take the bus or taxis then is no issue.

Honestly one of the most comfortable beds / sheets I've slept in. Room was large and had great natural light / aircon. Included breakfast is wonderful and there's also communal areas like the front yard or living room to sit in. Staff were 10/10 and made it so easy to arrange transfers / day tours etc.

It’s a bit outside of the center but it’s super close to the metro so I didn’t mind that at all.

I had an excellent stay here: my room was super cosy and spacious, loved having a private balcony and the breakfast is excellent. (And different every morning). Also the staff is very friendly.

Wish the internet was more stable, sometimes it was not enough for international phone calls.

Cozy guest house with 24hrs reception. Everyone was nice, cats, living outside were very sweet, breakfasts were tasty. I especially liked the Easter morning breakfast! The lady who prepares breakfast is amazing and kind. I stayed for a week in a private room, as well as hostel. I would suggest some ventilation or window in the 4 dormitory hostel, as you can't open the door because of the cats, and the air becomes really heavy. Internet was ok, the reception girl even moved a routed closer to my room, so i could get a better speed, many thanks! Towels provided no matter what room you book. 25min walk uphill from the city centre, but plenty of buses and metro station nearby.

One of my favourite places to stay in Yerevan and in general. The rooms are clean and comfortable, the staff is very friendly and helpful, the breakfast is delicious. I stayed in JR's House for the third time and am definitely coming back :) thank you!

Food, the room, attitude, respect, location, working staff.

The hotel and staff excided my expectations. My dad was the one who stayed second time at a hotel. Especialy Raya is awesome, she helped my dad to cal to US embassy, since my dad wasnt able to understand English. He loved the food, service, room, the outhdor area. They treat my dad as family with high respect. We will visit back.

The atmosphere wasn't as friendly as we expected. Facilities could be better (power plugs were old and weak, curtain rod and bathroom dusche weren't fixed.

My son and I had a wonderful experience staying at JR's House Hotel during our recent trip. The hotel is affordable and offers great value for money, with a delicious breakfast and exceptional customer service. Although it’s a bit far from the main tourist spots in the city, it’s still one of the best hotels we’ve stayed at. The place is very clean, and the staff are incredibly helpful and friendly. A special shoutout to Zeena, Ashok, Narineh, and the lovely lady in the kitchen (I wish I knew her name!) for making our stay so pleasant. I highly recommend JR's House Hotel, especially for families looking for a comfortable and welcoming place to stay.

One of the Cheapest accommodation in Town. The staffs are friendly. The guesthouse is big and clean. I stayed in basement room. Unfortunately, the room is big yet no AC and weak to zero connection of Wi-Fi. I was even struggling with my mobile data signal. The room was still ok though since it is winter but it could be so hot at summer times. The bathroom has basic need as same in hotel and they have hot&cold shower which is really helpful to traveler. Bed is comfy. Breakfast is so basic nothing special just enough to satisfy your hunger. Location is walking distance to cascade complex and city center 20-30 minutes.

The staff was very nice and welcoming, 24h check in is very convenient. After the checkout, there is possibility to leave your belongings in the staff room and pass your time in the hall or go for a walk.

It’s a little far from republic square but still walkable.
