How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

Verified reviewThis family-run guesthouse was one of the best stays of our trip in Albania. The view over Theth was stunning and the staff was super accommodating and helpful during our days there. The breakfast and dinner were delicious. Need to highlight the mattress in our room - it was super comfortable and made us rest well before our big hike. Many thanks, highly recommended!!

Verified reviewVery homely villa. Amazing view. Not in the center of Teth but close enough. The breakfast is generous and fresh.
If you with kids there is not enough space to play. It is a 4 floors house

Verified reviewnice people, the view was great.
its listed as being 900m from Theth but that is as the crow flies, granted i should have looked on a map, if i had i would have realised it is an hour away from the main drag. got charged for 5 beers when i only had 4 but didnt make a fuss as i was in a rush to leave and catch a bus. breakfast was nice but they serve too much and i felt guilty that so many condiments were going to go to waste.
Dear Robert, Thank you for your feedback. We’re very happy to hear you enjoyed the beautiful views, the warm hospitality, and the breakfast. To clarify, Villa Davisol is accurately marked on Google Maps and is located 5.4 km from the center of Theth. We understand that the straight-line distance can be misleading, so we kindly encourage future guests to check the actual route and travel time before booking to ensure it suits their plans. Regarding the beer, our records show five were served. However, we understand if there was a misunderstanding, and we’re always happy to resolve such matters at checkout. We’re also grateful for your comment about breakfast portions — we offer a generous spread, but will take your feedback seriously and consider more flexible options to avoid waste. We do feel that a score of 6 doesn’t fully reflect your positive comments, but we appreciate your honesty and will use your feedback to keep improving. Safe travels, and thank you again.

Verified reviewBeautiful view, very clean room and absolutely lovely and kind family. The breakfast and dinners were a highlight - delicious, healthy, fresh and generous portions. The bathroom has hot water and good water pressure. The guest house is about 45 minute walk from town, but it’s worth the walk!
Our first night was quite hot, I’d recommend a small fan for the summer nights to improve airflow.

A little tricky to find, but once discovered easy to navigate to and from.

Verified reviewThe location was nice, if you have a car it’s easy to drive down into Theth. There was parking on the premises, which was convenient. The room itself was adequate and the bathroom had cute tiles. The view from the patio was incredible, as well as from the room on the fourth floor. Breakfast included a big pitcher of mountain tea, which I really enjoyed every morning. The kids work hard and speak English well.
Several things left us disappointed with this guesthouse. Firstly, the owners didn’t speak any English, and while the kids tried their best to help, we just didn’t feel the connection and hospitality that we’ve experienced at other guesthouses in Albania. We tried to make some efforts but in the end, it just felt kind of awkward. Moreover, there were power outages, which is understandable due to the location, but at some point the water just stopped working for an hour when we wanted to shower. When we tried to communicate with the host about it, he couldn’t really explain and just shrugged his shoulders. Additionally, when we took a shower one day, we had to stop because the water was going through the floor and coming down into the room below us. The breakfast was nice, but very heavy with fried doughnuts and there was no variation in the 5 days we stayed there. We really wanted to like this place, but it just wasn’t our favorite.
Dear Julia, Thank you for sharing your thoughts about your stay. We’re happy that you appreciated the beautiful location, the view from the house, and the warm hospitality of our family. Our children do their best to communicate in English and help our guests feel comfortable, and we’re always working to improve. Regarding your comments, we’d like to clarify a few things for future guests. The bathroom flooding you experienced was unfortunately caused by improper use, not by a technical issue in the house. However, we still tried our best to help clean and solve the situation as quickly as possible, as we want all our guests to enjoy a clean and pleasant environment. As for the electricity and water interruptions, please understand that in the mountains these occasional outages are part of the remote location, and they are beyond our control. We always act fast to fix them when they happen. We also appreciate your feedback about breakfast variety and will try to improve where we can. Thank you again for your visit. We wish you the best in your future travels. Kind regards, Villa Davisol

Verified reviewWe loved the view from Vila Davisol and really enjoyed the breakfast. The room was cosy and the location was very quiet and relaxing after the hike from Valbone. Just keep in mind that it’s about a 5km uphill walk from the end of the Valbone-Theth hike so would recommend getting a taxi (€10-20). We took taxis into town for dinner and for the bus as well which also cost more €.

Verified reviewThis place is run by the loveliest of people. Grandmother cooks nice and plentiful dinners, and young David, who speaks fluent English, helped with everything else. The guesthouse overlooks the valley below and has wonderful views. Bed was comfortable. There's no AC, but I slept windows open, and that was fine. It's not a 5 star hotel, but the cosy atmosphere and the owners make it a great place.
This is no fault of the guesthouse, but if you don't have a car like I didn't, be prepared to walk almost 4 km uphill from the village. A taxi costs about 20 euros, which is fine if you share, but for a single person, a bit too much to pay every day.
