If the capacity of the accommodated guests is full, then the internet is quite slow and also the kitchen is quite poorly equipped for so many accommodated guests.

It's not the most isolated building, but most buildings in Albania are like that. Its not nearly as bad as the reviews claimed and we were a bit fearful beforehand that we would hear everything the neighbors said. We never had much of a problem with the noise as it wasn't as bad as some reviews said. We stayed at the concrete building and not the house though, so I can only speak of that

Vila Ari was an amazing stay. It literally across the road from the beach, it takes 20 seconds from you go out the door until you're at the beach. The young brothers who ran the place were extremely nice. The hotel was everything we wanted. They even had some kittens there which were adorable.

The smell from the bathroom and wc was terrible when you lay in bed. I needed to sleep upside down. Also the cushion is too high and I had a neck pain but it is something you will see almost everywhere in Albania :D

The house is very small but charming. There is aircondition in every room and the people there are super nice. You can have a morning coffe right across the street in the morning or a full continental breakfast just 400 m to the right in a beach club for 12 EUR.

Off-season construction was going on and some materials were around the yard/parking area.

Great location and away from the busy parts of the beach. Excellent rooms and we loved spending time under the big olive tree in the center of the property. The section of beach across the road was quiet clean and very relaxing. Will stay again next time we are in Borsh.

No cold water! It was so hot that only hot and very hot water is available in the shower.

Shame! The owner called us around 4 PM on the 16-th of August and informed us that there were no available rooms, but he would try to find something. We waited around 15 minutes to the property and after 4 mobile phones the owner told us to wait to the beach bar. Absolute irresponsibility! Thanks God we found a free room in another property!

The bathroom drainage is not working well. And the floors in the room is wood, not easy to clean. The bedsheets had stains, I had to use the ones from the extra bed.

The first night, the lights in the apartment flickered and dimmed, especially if we turned on the air conditioning. We reported this to the hosts and they came to check the situation. We asked for a small table lamp to make it possible to read, for example, and they promised to see if they could find one and send us a message. However, no message was received all evening. They also promised to fix the original problem the next day. In the morning we received a message asking if the light problem still persists. Well, bad to say as we didn't need the lights in the sunshine. Nobody came to check the electricity or anything all day. The problem eased a bit, I don't know if the owners adjusted something or if it was just a coincidence because we were not told anything. We also didn't get any help from the owner (a man) when we tried to figure out the best route/way to get to Borsh Castle and the bus station on the day of departure. We were travelling without our own car. We had arrived at the accommodation by one of the small buses and the owner saw us arrive, but still claimed later that there was no bus in the area??

Location was nice, beach is right front of the house. Area is not so crowded than other end of the beach. Free sun beds were available at least in two different places (one beach "bar" which was under construction and one public beach). We travelled at the end of June. Nice donkeys around the area. Our apartment was nice, we stayed in a low-rise building, not in the main house. It was clean and spacious. You can hear some noises from neighbours but mostly it's very quiet. Just nature sounds around you. Balcony was nice in the evening time. There were some technical issues in our room, read more below.

The structure seems to be made of 2x4’s. Everything felt very flimsy and you could feel the house shake when someone was walking or closed a door. Sheets and towels were never changed, although I did request new towels eventually. The room was never swept and after 5 days at the beach you can imagine how sandy everything got to be. Also a bit surprised that they were charging for beach chairs (1000 lek) when beach umbrellas are listed as an amenity in the description. When asked about this, the owner said “my brother has the hotel I have the beach”. If they are separate “businesses” then the umbrellas should be removed from the property description. Also, the place next door had the same thing for only 700 lek. One of the days the owner’s son got into an altercation on the beach with someone and proceeded to grab a knife to fight with. I would highly recommend hospitality training to these types of “villa” hotels as Albania’s tourism continues to grow

The bed was just ok, no sound proofing wich wasnt an issue for most of our stay untill a family with small kids arrived. The sun bed was not included in the price although managed by the same people.
