Very satisfied. Comfortable and clean rooms, very good hospitality. It is a family hotel managed with dedication especially by the grandmother. Good breakfast, still the lady asked us if we wanted anything special. Good location, close to the beach, close to bars and restaurants. I recommend it completely

On the description it says ‘private beach ‘ included however this is inaccurate and should not be in the description.. we were told the beach was not ready when we were there and it’s also 2km away from the property

On final day no electricity at all, hotel should be prepared and have measures in place for situations like this. Breakfast needs more of a selection especially when paying high room rates.

There was no shade/umbrella on the balcony so we couldn’t sit outside. The hotel doesn’t accept card payment so we had to pay €6 euro plus fees to get cash out

Whilst the shower was a rain shower, the shower head needed a clean, so the water didn't spout everywhere. It made it hard to shower without wanting to wash your hair!

The hotel was very comfy and the view from the balcony on the top floor was great. The room was very clean and comfortable. The breakfast was great with a good variety of food. The reception staff were really helpful and welcoming.

We had a room with balcony on the ground floor, which was not the best option, because you will have car parking right in front of your windows and so many insects on the balcony that it’s impossible to spend 5 minutes outside calmly.

The hotel is modern, room is very nice and comfortable, you’ll find everything that you need. Location is perfect, literally 5 minutes to beaches and huge selection of restaurants nearby. Staff at reception is friendly and helpful. They have a cozy area outside where breakfast is served and a small bar where you can get water, coffee etc. We enjoyed our stay!

The room is a bit small, and the shower could be a bit bigger, too.

Very modern hotel with a big balcony with a sea view (behind some other buildings). The hotel is a 2 minute walk from the closest beach and there are lots of restaurants nearby. The hotel beach that some reviews mention is not included in the room price and not closeby - the hotel staff actually recommended to instead go to one of the closer beaches since we'd have to pay for a sunbed either way. Good Albanian breakfast buffet, the fried dough was the best we've had in any hotel.

This is a brand new hotel, very clean hotel in center of ksamil. The staff was always very helpful and with a really good breakfast. It’s close to beautiful beaches and nice restaurants.

Top shower needed cleaning as a bit of limescale meant we could only use the handheld shower.

We had a very clean and spacious room. The staff are really helpful and friendly. I highly recommend it for its price and comfort. Included, we also had a good breakfast. They also have their private area within Ksamil beach for free sunbeds and umbrellas. #HighlySatisfied 👍

Lovely clean room and balcony. Hotel is really close to a couple of beaches, and they were very helpful in giving us recommendations of which ones to visit as well as other places to eat etc! Super friendly staff and helpful that we could park too.

During our visit, payment with vtedit card was not possible. Hotel providing free sunbeds on utopia beach, but this beach is about 2 km away from the hotel and the sea is there more open and not so calm as on the beaches near the hotel , on the other hand, beach is no overcrowded and also more quiet

Lovely place in aprox five min wlaking radius you can get to restaurants, bus stop, beach or supermarket. Served breakfast was good, for someone could be little poor, but for me was more than enought. Rooms are equipt with smart TV. Wifi covering was really good. Recommended !

The hotel beach is pretty far away (ca. 25 minutes walk) and not well maintained: very old broken sun beds and rubbish on the beach (like unfortunately almost everywhere in Ksamil) The coffee at breakfast is not good (water with a slightly taste of coffee)

The hotel is new and everything is clean. Beds are comfortable and the bathroom (with shower) very modern. Stuff is friendly and helpful.
