How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

Verified reviewA superb breakfast, made in the family's kitchen and enjoyed on the terrace, overlooking one side of Berat. The room had good air conditioning (essential!) and the shutters kept out all the light from outside.
The beds weren't the most comfortable and were pretty creaky, so it's easy to wake yourself (and others in your room) up just by turning over in bed. Light sleepers will need ear plugs, as both street noise and sounds from the adjacent rooms and landing travel well.

Verified reviewEverything. If you want to stay with a kind, generous and beautiful family in their home with stunning views, stay here. They were welcoming and the view from the balcony is the best in the town! Outstanding breakfast and clean room, hot showers, comfy bed and air con. George, Muma and his daughters are the reason we loved Berat so much.

Verified reviewThe hosts were super friendly, the room was spacious and clean, the terrace could be used anytime and it had a great view. In general, the location of the guest house was fantastic.
be mindful that you have to walk a few steps/go a steep walk to get there, so should you not be well on your feet you might struggle a little. We did not quite understand how to get a parking place on the main road, so we used a private parking lot closeby which also worked for us.

Verified reviewExcellent location. Walking distance to castle, old town, and promenade. Can't ask for a better host. Rooms were clean, and the beds were very comfortable. Very quiet location. Very good value for the money.
Challenging to find parking and the hotel.

Verified reviewWhat can we say that hasn't already been said in the other reviews? We had a fantastic stay at Timo's, from the moment we walked in with the very warm welcome of raki on the terrace to the amazing breakfasts and warm hospitality. The hosts couldn't do more to make you feel welcome. The room was very clean and shower was decent, and you're welcome to use the terrace to enjoy a great view of the old town.
As per the other reviews, perhaps the only small negative was finding our way to the entrance, but once you know where it is it's only a small climb from the main road.

Verified reviewWonderful place to stay right in the old town with great views. Very friendly family that runs the place and very nice breakfast served on the patio overlooking the river and with fantastic views!
It gets noisy from very loud music across the river coming from the bars on the river bank. It takes a bit of hiking to reach the guesthouse.

Verified reviewWow, what a place. Perfect location, street parking on the bottom road and a short walk up. Warm welcome from the whole family. The room was absolutely beautiful. Traditonal decor with the most amazing view over berat. Of course like everyone else says, best breakfast on Albania. It's taken on the balcony overlooking the river and city. You can use this balcony whenever you like, perfect for a game of cards and a beer. Room expectionally clean. Great spot to start the walk up the hill to the castle. Very easy. Also very near to Lili's restaurant. Worth a trip to Albania just to visit Timos.
Nothing, it was all wonderful.

Eau de la douche est tiède. Cher par rapport à la concurrence
Hi Brice, Thank you for taking the time to share your feedback. We’re sorry to hear about your dissatisfaction, but we’d also like to address a few points based on our experience hosting you. During your stay, we didn’t receive any communication regarding any issues with the water, which made it difficult for us to assist you. We maintain 24/7 hot and cold water through solar panels and have had positive feedback on this service from other guests, including those staying the same day. We wish you had brought any concerns to our attention so we could have promptly addressed them. You mentioned the value of our accommodation compared to other places. In how many other places, how many days and where exactly have you stayed in Berat to arrive into these conclusions? We work to provide a quality experience for all our guests which we trust is the same what other businesses do in theirs and insights on how you feel and what we can do better to meet expectations would be appreciated. Constructive specifics help us continuously improve. In terms of payment, there seemed to be some “misunderstanding” from your side around our policy. As clearly stated in our messages, payment is required at the property, not in advance by card. We noticed there was some resistance to this arrangement by you and your friends, which made the check-out process more challenging. We’ll continue to clarify this for future guests. We are also a family-run property with quiet hours and house rules to ensure a peaceful stay for everyone. We did observe some challenges with noise levels and adherence to house guidelines by you and your friends. We strive to create a respectful and enjoyable environment for all our guests and would have appreciated cooperation in this regard. We are committed to learning from all guest feedback, and if your input would have come from the heart, would have helped us refine our approach, but in your case we recommend you to find better suited places for your requirements, age, activities and budget for future stays. We wish you pleasant and positive staying elsewhere. Warm regards, Timo’s

Verified reviewWe loved everything about Timo’s guest house from start to finish. We were welcomed with home made drinks and a sweet treat by our hosts, George, Maria and their eldest daughter Luciana. We sat on their beautiful terrace looking over the river, chatting and feeling at home right away. This is a traditional family home and everything is made with love, from artist George’s wood and stone carvings, to the traditional home decor. Maria made us a wonderful home made dinner, everything so fresh and delicious with produce from the garden. Breakfast was included and had home made jams, fresh butter, local cheeses - everything was just perfect. Luciana helped us with everything from onward travel advice in Croatia, to where to go in and around Berat. We chatted about many things and this stay will probably be the highlight of our holiday. Our little family felt so at home with this family and we will treasure it as a happy memory of connecting with new Albanian friends.
There was nothing we didn’t like about our stay and we’d happily stay again.

Verified reviewLovely couple Possible to park in the main road Amazing location and view
The stairs to access the house - not easy with suitcases and stroller
First of all, we thank you for choosing to stay with us, Laetizia! We appreciate and rely a lot on the feedback provided by our guests, so we respect and expect maximum transparency. We are so sorry to hear about your under-rating related with location of property, facilities and cleanliness. Regarding location, Berati and the traditional neighborhoods are built uphill with cobblestone streets and not recommended to be accessed with big suitcases, this is outside of our capabilities to facilitate( you should have been informed about this when booked). Regarding the stroller, you had booked a room only for 2 adults and we were not informed about the presence of a baby & stroller(we opened an exception to accept you, because in other occasions we comply on the booking details and don't accept extra individuals without prior confirmation), for which we could have provided payed assistance. Regarding the cleanliness, our landlady makes sure to clean and provide everything the same as it would have been for her oun kids, we haven't been informed for anything uncomfortable for you in the property. For facilities, we don't offer any more any fewer than those listed in the booking page and in your booking confirmation email, we have the impression you haven't fully used everything the home, as a shared space had to offer. We thank you again for your understanding and for staying with us.

Verified reviewThe room is very beautiful and the house is located right below the castle with a gorgeous view from the breakfast terrace. The breakfast served was one of the best we had in Albania and the host welcomed us with snacks and drinks. The location is great and we highly recommend it!
Parking was not easy to find but this is a problem in most places in Albania.

Verified reviewThe owners were super friendly and greeted us with homemade raki, shared restaurant recommendations, quickest path to the castle. The room itself seemed really authentic, very clean, with great views, comfortable beds. The breakfast was delicious, we had pancakes and other dishes made 5 minutes before we get up :) P.S. cute kittens in the area
There were no major disadvantages, howewer, since the building itself isn't "super modern", you can clearly hear the background noise from the main street and there were no curtains on windows to enhance your deep night sleep. That's what kept us from rating it 10/10

Verified reviewThe hosts were so welcoming and friendly. The location was amazing, with the most beautiful setting for breakfast (which was delicious). The room was traditional and the bed was comfortable. It was very clean.
Given the central location, we had to park elsewhere but that was made clear to us in advance and is unavoidable.
