The location is fantastic, and the view from the room is marvelous. The owners maintain a well-kept lawn, which makes the place look fantastic. The breakfast includes delicious homemade products such as honey, watermelons, and nuts. The vegetable soup the cook makes for supper is outstanding.

The location is truly beautiful, and we understand that many travelers visit mainly for the stunning surroundings. However, there are a few aspects where we feel the experience could be improved. As other travelers have mentioned, it would be a great enhancement if card payments were accepted. We were informed in advance that the place is cash-only, but since there is full 4G coverage throughout the valley, there doesn’t seem to be a technical limitation preventing it. In the restaurant, menus are available exclusively via QR codes. While convenient for some, we found this made the ordering process feel a little impersonal. Similarly, the video clips showing “canned music” and mainstream images on a screen in the dining room felt somewhat disconnected from the beautiful natural setting. Of course, this may just come down to personal taste, and other guests may enjoy it. Considering this was the most expensive accommodation we booked during our trip to Albania (you can check our other four reviews for comparison), we feel that a few small improvements could make a big difference: - Adding a shower curtain to prevent nearby furniture from getting splashed. - Improving the lighting, as there was only a single bare bulb in the room. -Simplifying the shower controls, which were tricky to use — I actually got scalded on the first day. - Adjusting the toilet lid, as the lower lid wouldn’t stay upright on its own. Overall, the location is breathtaking, but the facilities and setup didn’t quite meet our expectations for the price. A few thoughtful details could make this place truly exceptional.

Beautiful views, great food, helpful staff, rustic but comfortable accommodations. Easy access to hiking trials to Theth or Valbona pass. Stunning!

It was a beautiful location. The provided breakfast was good. Parking was good. The bed was comfortable enough. The internet was OK

The bathroom was a bit small and the shower curtain wasn't really effective. The other couple in our party had trouble with dripping water, and the staff was not helpful. They also didn't have a shower curtain as it was broken. Better help for them in these issues would have been nice.

We stayed one night at this beautiful property. The staff were fine, but nothing exceptional. The rooms are quite small and very minimalistic, so they don’t really invite you to relax and spend time inside. There wasn’t even a chair in the room, so I had to bring one in from the small balcony. Breakfast was very good. The location is hard to access from the main road—even by Albanian standards it’s a challenge. On the positive side, the outdoor seating areas are lovely to enjoy, though there were a lot of bees around, so it may be an issue if you’re allergic.

What a wonderful stay. Fantastic warm hearted family run hotel. Beautiful peaceful location perfect for exploring the local area. Really delicious local food for dinner and breakfast.

We only stayed at Guesthouse Royal Land for one night, but it was a lovely experience. The room was small, but with such stunning surroundings you’ll want to be outside most of the time anyway. The drive up can be a bit of a surprise as it’s slightly off-road, though that’s true for most guesthouses in Theth. In the evening, it was wonderful to sit outside by the cosy bar and restaurant, soaking in the atmosphere.

The only reason I wouldn’t give a full 10 is that the shower has a curtain and the rod isn’t very sturdy, which makes it tricky to shower without getting the whole bathroom wet. Other than that, everything was great and the setting is simply beautiful.

What a location!! Quiet, splendid views over the mountains, walking distance (via private trail 😉) to the city center. The lady of the house was super kind and helpful.

The place was incredible, with beautiful views and a fantastic location. The staff were exceptionally friendly and helpful. The only downside is that there’s no air conditioning in the rooms, which really is needed as they get very hot, making it difficult to sleep comfortably in the heat.

Hot rooms

Located on a gorgeous lawn overlooking the surrounding mountains and panoramic scenery. Close to many attractions, yet quiet and peaceful. The staff was very friendly and took care of every request and question we had. Good food at the restaurant. Highly recommended.

The rooms were nice and clean, the view was great and the staff were really nice and very helpful.

The menu was very limited which was a shame

The place is very cute.Spectacular view. The rooms are small and cute There is no air conditioning but you don't need it because it's cold in the afternoon and morning.

Breakfast was poor. We ended up eating bread, butter and jam. One of the most shocking showers I've had in Albania. Weak water flow! Maybe a lot of people where showering at the same time. In the evening we went to a restaurant in another hotel 10 minutes away, because the menu here didn't suit us.

Air conditioning would have been great but it wasn’t to hot at night.
