The only reason I wouldn’t give a full 10 is that the shower has a curtain and the rod isn’t very sturdy, which makes it tricky to shower without getting the whole bathroom wet. Other than that, everything was great and the setting is simply beautiful.

We only stayed at Guesthouse Royal Land for one night, but it was a lovely experience. The room was small, but with such stunning surroundings you’ll want to be outside most of the time anyway. The drive up can be a bit of a surprise as it’s slightly off-road, though that’s true for most guesthouses in Theth. In the evening, it was wonderful to sit outside by the cosy bar and restaurant, soaking in the atmosphere.

Located on a gorgeous lawn overlooking the surrounding mountains and panoramic scenery. Close to many attractions, yet quiet and peaceful. The staff was very friendly and took care of every request and question we had. Good food at the restaurant. Highly recommended.

Everything was nice. The owners very attentive, the location is very beautiful... If you are coming from Valbone pass, there is path that allows you to cross the river via a homemade hanging bridge and gets you to the hotel faster. They arranged for us a taxi to get back from the blue eye, and also a minibus to get to shkoder. My highlight was the food by the way. We had dinner in there and the amount of food and the quality was amazing for the price.

The access road is a bit tricky — you have to leave the main road and go down a steep gravel path (though our front-wheel drive car managed fine). Also, the rooms have very little sound insulation, but the guests were respectful, so it didn’t bother us.

Beautiful views and peaceful atmosphere — the perfect place to relax after a long drive. The wooden hotel has a warm vibe and a large terrace restaurant with a stunning mountain view. The staff was very friendly and welcoming. WiFi was really good, I had a several online meetings from there and it managed very well.

Great location to start the Theth - Valbone Hike Good Breakfast with a view. Helpful host when asking about the hike. We left the cars there for two days and this was not an issue.

There was a little hassle with the payment as first they have written that you can only pay in cash but the ATM close by was not working. In the end it was accepted to pay by card.

Breakfast didn’t start until 8:00, which is a little late if you want to get up and start hiking the long trails before the heat of the day. But when we asked if they could have coffee out before they were accommodating and gave us some coffee earlier in the morning.

The location is good, you can get on the trails to go on the theth-Valbona hike and to the town center right from the guest house. Food is amazing and stuff is nice and accommodating.

Royal land homestay was possibly the highlight of our Albania trip as we thought it couldn’t get any better we finished our trip here in Theth. We were apprehensive about the drive as we would be scaling the mountains in a Hyundai I10 but the roads were better than in the UK as they were all brand new which made for a very pleasant experience! Maps were also very reliable and we had no issues finding Royal Land and received extra guidance from the hosts about which signs to follow to get exactly there. We were able to check in quite late and were greeted by the lovely staff and ordered some dinner. We ordered a cheese board of sorts and were pleasantly surprised to receive a range of cheeses, bread, chutneys and pickled vegetables in extremely generous amounts for such a reasonable price. The staff were all so attentive and spoke amazing English, they really made our stay so seamless as they were able to advise us clearly on routes to the best hiking spots to all of the famous viewpoints and we were able to drive to a parking spot with guidance from members of staff to then walk to Blue Eye and Grunsai Waterfall both in under an hour. This location was perfect as we could also drive just 10 minutes down into the village of Theth if you needed any more supplies there was a shop down there which had everything you need as well as other lovely restaurants where we ate on one of the nights. Our room was perfect, extremely clean and had amazing views. We could not fault this stay or the staff in any way and would recommend staying here to anyone. Do make sure along with most places in Albania that you bring cash as card machines are not available- there is an ATM in the village we didn’t need to use it so can’t vouch but we did find some ATM’s in remote areas had a limited amount of cash available so do come prepared in order to pay for the accommodation in cash.
