How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

Verified reviewI had the chance to stay at Kaiser Hotel again this August, after my first visit back in June, and I can honestly say the improvement is remarkable. Already in June, the staff showed genuine care and attention, but the overall experience was still affected by the fact that the hotel was new and some finishing works were ongoing. Coming back now in August, I was very impressed to see how much progress has been made. The service quality felt much higher – everything from the reception to the beach bar was smoother, friendlier, and more attentive. The breakfast experience was also upgraded, with more variety and better presentation. The finish of the hotel itself has improved significantly. Areas that were still under construction in June are now fully functional and beautifully arranged. The atmosphere feels complete, elegant, and in line with the premium location by the sea. It is clear that the management and staff are committed to improving the hotel step by step, and as a returning guest I can really appreciate the difference.

Verified reviewStaff was polite.
Property not finished. You pay for an unfinished hotel. The pool was a disaster, tiles were off. Filtering pool equipment were off.

Verified reviewUnfinished hotel, claiming on booking.com that everything is completed, while construction work was still going on!
Manager that we spoke was stating that “you should have looked into reviews and you would have seen that we are still under construction!!!”

Verified reviewThe hotel was aesthetically pleasing with calm earthy tones. The staff were friendly, helpful and eager to enhance our stay. We loved the pool area with its comfortable seating and its off the restaurant location. The hotel location is brilliant, directly on the beach and walking distance from shops and bars. We will be sharing the hotel with our friends and family.

Verified reviewThe staff was very helpful , the hotel was new and the beach is very good.
Considering that the hotel was new it lacked a lot of elementary stuff . In the room there was no place to leave your clothes or your luggage. The bathroom didn’t have a towel hanger , a place to put your shampoo or even toilet paper . We had lunch at the hotel’s restaurant , but when we asked to pay by card they said it’s impossible . When we had breakfast we asked for coffee, the waiter said the coffee machine is broken but we saw other people drinking coffee.

Verified reviewWe stayed for a week at Kaiser Hotel and were warmly welcomed upon arrival. The reception was friendly and professional. The rooms were very clean, and we were pleasantly surprised to be upgraded — we had booked a mountain view room but were given a beautiful sea view instead. The bed was super comfortable. The beach is literally right in front of the hotel, just a few steps down. The beach bar was great, with a nice vibe and lovely staff who were always attentive (though service was a bit slower on weekends due to the high number of tourists).
However, there are several downsides that need to be mentioned. The hotel is not fully finished yet, which is a shame considering the price. We chose this place partly for the pool, but it wasn’t even in service. Some of the photos on Booking are misleading: there’s no terrace as shown, no sunbeds by the pool (since it wasn’t functional), and the breakfast was very poor, with very limited options. Some basic amenities were also missing: no coffee machine in the room, no welcome bottle of water, and not even a mini-bar.

Verified reviewWe are used to traveling in Europe, but this was our first visit to Albania. During our stay we stayed in four newly built hotels in Vlore and Ksamil. We like boutique hotels with that little extra, as well as the peace and quiet that comes with these gems. During our days at Kaiser Hotel we quickly noticed that there was room for improvement. Breakfast, lunch and dinner are served in an airy and majestic room by the pool, the design is complete and simply beautiful! Sitting here in the morning with an iced latte was wonderful, until the cleaning ladies arrived... They just do their job and thoroughly clean the room, making loud scraping noises as all the chairs have to be moved to reach under the tables, and cleaning in between the hotel guests who walk back and forth from the buffet. This happened every morning. Why isn't this done BEFORE breakfast opens? Incredibly disturbing and the little irritation thus started already at breakfast. Unfortunately, it follows you throughout the day. When you are ready to find the sunbeds, you pass the beach bar and the peace and quiet you have been looking forward to at a hotel like Kaiser disappears. Onc-onc-onc and psychedelic music is spewed out of the speakers throughout the day, so loud that it is impossible to sit in the beautiful lounge area to enjoy a drink. Holding a conversation on the beach was also very challenging at times due to the very loud thumping music. The hotel should immediately decide whether this should be a luxurious boutique hotel or a party hotel similar to Ibiza. You can't be both. Here it is recommended to play exclusively lounge music lists from Spotify. It will lift the whole vibe in the otherwise beautiful surroundings. Finally, the hotel is located in a construction area, and it will be like that for some time to come based on the massive construction activity that has begun at the hotel ...and, why is there no gyms in the Albanian hotels?

Verified reviewThe have nerve charging me the prices they did when basically the hotel was still under construction. The lower level was under-construction and you had to walk through contractors and their cigarette butts to get to the beach. It was uncomfortable to use the outdoor pool with the work going on. Since the pool was filled with broken tiles and bacteria, it wasn't pleasant to use anyway. We had to ask for fresh towels and room to be made up at 3pm.
The price. Disclose that it was still under construction. I was promised a room with a king and a twin and when i checked in they gave me a crappy little dark room with two twin beds. I insisted on my upgrade. Even stranger when I discovered that they were hardly occupied. Design flaws or not finished? The bathroom had NO: shower lip (bathroom floods when you shower), towel racks or hooks, toilet paper dispenser, glasses. The room had NO: real blankets, coffee/tea kettle, luggage rack, hangers in the 2nd closet, curtain pulleys.

Verified reviewThe hotel’s biggest asset is its placement — just meters from the shoreline. Whether you’re grabbing a morning coffee or returning from a sunset swim, the sea is always within sight

Verified reviewIn our favorite beach ever, we found out that Hotel Kaiser had opened its doors – and we were pleasantly surprised! We were traveling around the area before the high season and were thrilled to discover that Hotel Kaiser had recently opened on our favorite beach. We booked a spontaneous night and were genuinely impressed by the comfort of the rooms and the overall quality – everything was clean, stylish, and thoughtfully done. A small downside: unfortunately, the beachfront wasn’t open yet. But the atmosphere and potential of this place are undeniable. We’re looking forward to coming back later in the season – this might become our new go-to spot!
