How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

Verified reviewGreat experience overall. The staff (the whole family) is super friendly and available to anything, they strive to go extra mile with the guests. The Villa is quiet and the guests are very respectful. Bed was comfortable and the room had all we needed. The breakfast includes something different everyday, including as well typical Albanian dishes. The location is strategical in between Ksamil and Sarandë. I definitely recommend this solution to anyone looking for some days in peace and relax.

Verified reviewHad an absolutely wonderful stay in this beautiful place, away from busy streets of Saranda. Room was comfy and clean, breakfast in the garden by the pool was just perfect and the hosts were very lovely and attentive.
The bed/mattress was too hard for our liking, did not sleep very well.

Verified reviewAmazing, kind owners, with a very friendly dog. They are very welcoming and do everything to make your stay as pleasant as possible. Breakfast, dinner and drinks were amazing! The pool is great and it's close to both Ksamil and Sarande. The room was very clean, with nice beds and shower.

Verified reviewBreakfast was fine. The delux room was spacious and had a good quality and comfortable bed. The whole place was very clean and tidy. We walked to the aptly named Sunset beach which was clean, with 2 beach bars. 2 loungers and an umbrella cost 10 Euros for the day but as we got there at 5pm, they let us stay for free. It was a 20 min walk through scrub land to the beach. The hotel entrance, parking area and pool area area attractively laid out and clean and tidy.
The basic room was small. Not much space to move around with 2 single beds in it. The delux room was described as having a sea view, which it doesn't. The room was on the top floor and to get to the sea view we had to come out of our room, walk through a small shared lobby, then through a small shared kitchenette, to a shared terrace from which you could see the sea. A nice view from there, just not from the room. There was supposed to be tea and coffee making facilities in the room but there wasn't: only a kettle and a single mug in the shared kitchen. The areas were shared with one other room, but they had to walk through these areas to access their room. There was a 3% charge for using a credit card. I didn'realise until I checked my bill. We were asked to pay on arrival and we were pretty tired after a 5 hour drive. The owner had said 'it's better for you to pay cash' rather than actually telling me there was a 3% charge. We stayed 2 nights and on both mornings there was no hot water. O the first morning I asked the owner and he just said 'We did the laundry yesterday. The water is heated by solar. There's nothing I can do' and walked off. Finally, there is nowhere to get an evening meal within walking distance. Overall, this is not a bad hotel but there are some customer service basics basics that they didn't get right.
Dear Guest, I am afraid that YOU did not understand, unlike almost all of our customers who, as can be seen from the reviews, are very satisfied with our Structure. The size of the room is evident both from the photos, which are not taken with a wide angle, and from the square footage indicated on our page for each room. I do not know where you read that you have unlimited coffee and tea in the room, when these are available at any time at the bar. The most important thing: it was explained to you verbally that payment by card involves a small commission, in addition to being indicated on a sign above the cash register. We do not allow defamation of this kind in any way, since we are ALWAYS extremely transparent. Finally, I am afraid that you have difficulty understanding, since the room is indicated as SEA VIEW and not as SEA FRONT, which is also evident from the photos.

Verified reviewThe facilities are great and have great taste. The owners are attentive. The swimming pool is amazing.
The room was not cleaned during the entire three-day stay, there was no protein for breakfast, just butter, the water in the shower was cold at times, because the heating is solar, it said there was a television, but it wasn't, and check-out is extremely early, 9:30 am, unusual.
So many nice words when you were here and then you tell us this. I don't know in which places cleaning is done every day. With us, in addition to the ordinary one done every 3 days, the extra ones, even if available, are not included. You just had to ask us, as you just had to ask us that you preferred a more protein breakfast. As for the TV, our website, and booking in general, are very precise, and it is explicitly indicated that in the BUDGET room you booked there is no TV. If you show us where you read that it was present in your room I will give you back the money for the reservation (which you gave us with so much effort by the way!). As for the check-out I don't think I rushed you, and regarding the water, unfortunately it can happen if you use it a lot during the night and the water can't heat up until the following morning.

The breakfast that was served was a little basic and we were asked to have the breakfast at 07h30 every day. We said yes, but preferably we would have enjoyed to wake up on vacation a little later and stress free.

Upon arrival I was asked to pay in euro(the booking also said so). Coming from a non euro country, where would I get euro in Albania? All the atms spit out LEK. So he charged me 10% more for paying in their own national currency... (already paid 10% atm fee for cash, so the stay was 20% more expensive). Didn't take card ofc. 💸💸 Location would be terrible without a car, and kinda terrible with a car since parking is hard to find in Saranda. ⛽ We found the male host to be annoying and not welcoming towards us.🧌 Breakfast is simple by northern European standard, but maybe that's how it is down here? 💔 Pool was small and very hot.🥵 There was no TV. 🤷♂️
Dear guest, it's always sad to read negative reviews after the effort we put into making you feel at home. Since we have almost all foreign guests, we calculate the price in euros to facilitate them and to counteract the variation of the LEK, although this goes to our detriment as the price of the LEK is constantly growing compared to the EURO. You should know that withdrawing money outside the EU is never convenient and you could have changed into EURO in your country before leaving. Since the price is calculated in EURO, it is necessary to calculate the cost of purchasing the EURO and not the purchase of LEK, otherwise the exchange rate would go against us twice. ALL THIS is specified in the conditions that we sent you at the time of booking and which you accepted the taking vision. The "terrible" location as you call it is 200m from the bus stop on the main road, and is outside the hustle and bustle of Saranda and Ksamil, a stone's throw from the sea. Most of the facilities in Saranda do not have parking spaces. If you have found it annoying to be called out for leaving the air conditioning on even when you left the room you should review your yardstick. What we offer to guests is a breakfast and not a lunch or a branch, and our rooms are designed for normal people who come to go to the beach, and not stay in the room all day, furthermore the lack of TV is expressed in the information on the site. If you are looking for a bigger pool I would recommend going to a Resort next time. Ours is a B&B. Best regards
