How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

Verified reviewClean modern interior. Very comfortable. Balcony with direct view of Burj Khalifa and Dubai mall 5minute walk. Great host helped with check in and left us everything we needed from water to washing detergent and slippers.
You have to book the observation deck to see the fountain display but it is a huge space with comfortable seating and could fit more than 1 family. Also humid in the summer. FYI fountain closed until October 25. Pool was smaller than expected but not busy so was fine. A washing stand would be good.

Verified reviewThe location is great if you want to spend a lot of time in Dubai Mall and near Burj Kalifa. Metro is also accessible from the mall and taxis are abundant and cheap. The pool area of this building has probably one of the nicest views of Burj Kalifa in the neighbourhood.
Me and my son chose the apartment because we got a wrong impression from the pictures that the apartment has a view to Burj Kalifa. For the same price we could have chosen a much nicer seaside resort etc. but he wanted the view so we booked this apartment. You can imagine how surprised we were when it turned out that the apartment has actually views to the other side of the building! The apartment was so heavily marketed with the pictures showcasing Burj Kalifa views from the apartment on the other side of the building that we didn't even think to check if all the apartments have Burj Kalifa views. They really should market the apartments separately and not expect that everybody reads the fine print! We instantly asked if we could spend the night and cancel the rest of the reservation. Our request was not accepted. We also asked if we could move to the other apartment that had the view and was still available in booking.com. To change the apartment we were asked to pay extra. The amount that was asked from us was much higher than the price in booking.com. So we refused the offer and stayed in the apartment. Sadly our unpleasant experience did not end there. For the whole time (11 nights) we had no hot water in the shower. So no real washing for 11 nights! We also chose the apartment because of the kitchen but it turned out that the electric gas switch wasn't working properly. The gas technician showed us how to turn the gas on/off manually so we could cook our food again...
Dear Mr Alari, thank you for booking with FirstStay Apartments. It is quite unfortunate, your experience wasn't as expected. Our one-bedroom units are marketed with views of the Business Bay canal, not Burj Khalifa. The only picture of the Burj Khalifa in this listing is of the rooftop, which we offered you and your son access to, but you refused. We tried but failed at explaining to you that our nightly base rates will be vastly different to that of Booking.com and from guest to guest, there a various variables at play here, genius discount level, location of booking, promotion stacking etc, hence we advised you to book the cheaper upgrade 2 bedroom apartment directly on booking.com and we will gladly cancel your existing booking, with a full refund, but again you refused. You were a long-term guest, and in 11 days, you didn't complain that there was no hot water? How did 11 days without hot water? And you did not bother to ask the gas technician that visited your apartment? Considering we spoke to you every other day, this seems a pretty far-fetched story. There is a switch that reads hot water at the entrance of the bathroom. Given that you are 1 out of 100s of guest to complain about a lack of hot water, we deduce this review is extremely erroneous and very much aggrevied we couldnt upgrade you internally without booking.com. The automatic gas fail switch is present in all new residential buildings in Dubai in accordance with building regulations and of course for all our safety. We usually don't need a gas technician to assist with returning a knob to the flow position, we are always happy to help when mundane task become cumbersome, we are in the service business after-all. Reception could be more luxurious. And there were some minor topics in the appartement that could have been addressed better to make the experience a 10 out of 10. The to be improved topics have been shared with the property. We arrived late at the apartment. Therefore, a welcome fruitbasket or so would have made our arrival more special... the furniture on the balcony was not up to standard and partially broken, which caused discomfort while trying to enjoy the amazing view over the Burj Khalifa. There are some electricity sockets missing in the apartment iyam, or they don't work for a hair ironing board, for example. Overall a great experience though!

Verified reviewI loved everything about the appartment, everything went smoothly and the staff was extremly helpful. The appartment smelled amazing. Salman helped me check in on time, as i was travelling solo with a toddler he made sure everything went smoothly. He helped me with parking access and even allowed late check out. Amzaing communication with the host! Few min walk from Dubai mall, many dinning options just a stroll away from the property. I would definalety go there again :)
I would like to have some extra towels and maybe a throw on the couch but it was not a dral breaker.
